How you can Transform your Property for New Tenants this Autumn

With the lettings market traditionally heating up in autumn, property investors will be looking at ways to make their rental homes stand out from the crowd. Leading Landlord Insurance provider Just Landlords has some top tips and the chance to enter its exciting new competition…

When you’re preparing a property to go onto the lettings market, it’s vital that you add special tweaks that make it stand out to prospective renters – especially when competition is as high as it is in autumn.

The colder weather typically brings with it a host of new tenants looking for rental properties, as everyone is back off their summer holidays and most will want to be moved into a new home by Christmas. This is a perfect opportunity for landlords to look at ways of showing off the potential of their property and helping it stick in the minds of viewers.

These top tips will help create a homely atmosphere in your property, which will help potential renters feel comfortable there as soon as they step through the door:

Light a scented candle

There are some wonderful scents on the market at present, which will really help to set a seasonal scene in your property. Pick something that most people like and have it lit for a while before a viewing – this way, the scent will have drifted through the property. The light of the candle will also create a warm glow that will give the room a peaceful ambience.

Place some cushions on the sofa

We all know that décor should be kept minimal and neutral in a rental property, but adding some small finishing touches will help show prospective tenants how homely they can make the place. On-trend cushions, such as patterned wool pieces or even fluffy pillows, will add a charming dash of autumn to a living space.

Add a throw to the master bed

Another idea is to dress up the master bedroom with a snug throw. Again, this won’t be too over-personalised that renters will be put off, but it will help them imagine how their own belongings will fit into the space and how comfortable they can be in your property. A thick knitted option is best for this time of year.

Keep the property warm

The last thing your viewers want when they arrive at your property is to step through the front door into a cold home. Always put the heating on an hour or so before potential tenants are due to arrive – this will nicely warm the place up and help them see how perfect your property will be for them when the winter arrives.

If you’re putting a property on the lettings market this autumn, follow these top tips to help spruce it up in time for viewings. When the home is ready, take some pictures for the chance to win big in Just Landlords’ new competition!
