Landlords – here’s three rental property kitchen improvement tips

Whether you’re a first-time landlord or a seasoned one looking to build your portfolio, you will need to consider how you can improve its value to attract as many prospective tenants to your properties as possible.
Often seen as one of the key rooms in a home, the kitchen will need to be in top condition. In fact, studies show that around 65% of homeowners have renovated their kitchen before renting out their properties.
While there are big renovations that can be made – such as installing an island or adding new appliances – sometimes smaller, cost-effective methods can make all the difference.

Make a statement with lights
Shed new light on your kitchen – literally – by including spotlights and other task lights over the worktops, or halogen bulbs and overhead lighting in the dining area.
You could even take it a step further and incorporate dramatic ceiling lights with oversized metal pendants – the perfect way to make a statement and introduce an industrial feel.
Consider hanging them over a table or island to create a focal point and provide both task and mood lighting. If you opt for a smaller design, though, ensure that three is the maximum amount.

Get to work with new worktops
Replacing your existing worktops can dramatically change the aesthetic of your kitchen, and you won’t need to break the bank to do so.
Laminate is the most cost-effective to purchase, as it can mimic hundreds of finishes – from weathered wood to veined marble – at the fraction of the price while being water resistant.
If you have spare cash, consider extras, such as heat rods that can be fitted into the surface, a permanent pan stand, or a built-in draining board. This can add some flair to the kitchen and, in turn, impress would-be renters.
Avoid backsplash with altered splashback
Splashbacks are useful for protecting kitchen walls while also being stylish. Glass and stainless steel are the more expensive options, but using a small amount can make a statement, too.
Tiles, on the other hand, are a good, cost-effective buy and the perfect opportunity to add colour and pattern. However, grouting needs to be regularly cleaned to prevent mould and mildew.
The best part, though, is that you can take your pick from a standard size, mosaic or brick, and a selection of materials including ceramic, glass and stone.
The most important thing is to try to avoid anything that’s too extreme, as there’s already a lot of activity going on in the kitchen, and opting for a high-quality paint to ensure a durable finish.
