An investment consultancy has produced new data analysing the complex regional differences between rental returns.

Analysts at Invezz examined data provided by the Office for National Statistics to create which it calls “a comprehensive list highlighting both the most expensive and most affordable areas in England.”

The heart of the English rental market, London boasts a mean value of £1,873, reflecting the city’s status as a global economic and cultural hub. From high-end neighbourhoods to exclusive properties, London offers a diverse range of rental options for those seeking the epitome of luxury living. In the London area, Westminster has the highest mean rent (£3,154), while Sutton has the lowest (£1,303)

2. South East

With a mean rental value of £1,148, the South East strikes a balance between affluence and affordability. This region is characterised by a mix of urban centres and picturesque towns, providing various rental choices for different lifestyles. Isle of Wight has the lowest mean rent (£765), and Elmbridge the highest (£1,668).

3. East

The East of England, with a mean rental value of £1,009, represents a moderate landscape with untapped potential. Offering a mix of historical charm and modern amenities, this region presents opportunities for residents and investors, positioning itself as a promising area within the English rental market. Three Rivers leads with the highest mean (£1,517), while Great Yarmouth is a more budget-friendly alternative (£681).

4. South West

Embracing coastal charm and picturesque landscapes, the South West maintains a mean rental value of £987. This region provides a desirable blend of affordability and quality of life, making it an attractive choice for those seeking a more relaxed pace of living. Bristol is the most expensive choice (£1,482), and Forest of Dean (£727) is the least expensive choice in the South West.

With a mean rental value of £796, the West Midlands offers affordable urban living. This region is known for its diverse communities and cultural offerings, making it an appealing destination for individuals and families. Solihull leads with the highest mean (£1,057), while Stoke-on-Trent is the most budget-friendly option (£563).

6. North West

North West, boasting a mean rental value of £748, is characterised by affordable diversity and burgeoning economic opportunities. This region provides a spectrum of rental options, from bustling cities to quaint towns. Trafford holds the highest mean rent (£1,139), while Burnley holds the lowest (£500).

7. East Midlands

With a mean rental value of £747, the East Midlands offers balanced living in the heart of England. South Northamptonshire takes the lead with the highest mean rent (£1,043), and East Lindsey is the most budget-friendly option (£593).
