Roundup – new scheme in Hounslow, co-living/Mayor tie-up and rare Yorks homes

Prime developer Harbright has unveiled its first development outside the centre of the capital with the launch of Whitelocke House in West London. 

The boutique development, found in the town centre of increasingly well-connected Hounslow, provides stylish apartments which ‘will appeal to purchasers looking for an investment property’, with anticipated gross rental yields in excess of 5%. It’s also aimed at first-time buyers, with Help to Buy available, and those seeking a London base.  

Last September, as part of a focus piece on Hounslow, we revealed that Harbright had recently secured £10 million funding from lender Paragon Bank for the redevelopment of the former office building into homes in the large suburban town. Now the development is ready.

Henry Hardy, director of Harbright, said: “Our track record in prime developments is reflected in the approach we have taken at Whitelocke House, creating super smart apartments with excellent specification for discerning buyers, which offer real value to people looking to buy a home in London.”

Behind a ‘smart red brick façade’, there is a range of studios, one-bedroom homes and one-bedroom plus study apartments for working from home. The developer says these are ‘spacious and beautifully designed, with open-plan living areas’. There is underfloor heating throughout the apartments, and the latest tech cabling, while the kitchens and bathrooms both have bespoke designs.

For those seeking green space, an increasing need since the start of the pandemic, Whitelocke House has a landscaped front courtyard garden created by international designers Meeuwsen Muldoon. The main entrance leads to a main reception lobby with a lift, lockable letterboxes and a secure cycle store, while there is an audio-video entrance system linking to all apartments. 

One of the development’s biggest selling points, according to Harbright, is its excellent transport links to central London. Residents will be two minutes’ walk from Hounslow Central underground station, with a 35-minute journey to Hyde Park Corner and 22 minutes to Hammersmith. Heathrow Airport is 11 minutes on the Piccadilly line. 

Hounslow National Rail station, meanwhile, is an 11-minute walk, with trains to Richmond taking 15 minutes and Waterloo only 32 minutes away.

The major employment hub of the Golden Mile – a stretch of the Great West Road home to businesses such as Sky Television’s office and studio campus – is a seven-minute drive away, while London Heathrow is a major local employer with 76,000 people working across the airport.

For students looking for a London base, there are fast Tube and train links to London’s best universities, including Imperial College, King’s College, LSE and UCL. 

The developer describes Hounslow town centre as a vibrant destination, with a good mix of shops, restaurants, cafes, gyms and supermarkets. A £210 million transformation of the town centre will complete this year, adding an ‘exciting new offering’ of retail and restaurants, plus a Cineworld multiplex cinema. 

For those looking to enjoy walking, running and cycling in the great outdoors, Harbright points to the 40-acre Lampton Park – only eight minutes away – which has tennis courts and formal gardens. There is also Hounslow Heath – 200 acres of designated nature reserve, with a network of paths for exploring – and close by the historic gardens of Kew Gardens, Syon House and Osterley Park.

Prices at the development start from £260,000 for studios, with one-bedroom apartments beginning from £275,000. One-bedroom apartments with separate study start from £335,000. The anticipated gross rental yields are ‘in excess of 5%’.

Co-living firm joins Mayor’s business programme

Rare homes in Yorkshire Dales National Park now ready to view

In other property news, the final phase of development of new executive homes at Church View in the Nidderdale village of Dacre Banks, in North Yorkshire, has now completed, with the last six homes available to view by appointment.

Two further sales at Church View, a cluster development of only 22 homes in a ‘highly desirable and picturesque location’, were recently completed by joint venture developers Gregory Property Group and Ridgefield Property.

The partnership, which specialises in building bespoke homes in select locations, has reported an upped interest in the scheme following the impact of the pandemic, with a desire for more flexible layouts including outdoor space commodity and direct countryside access.

Church View is one of very few new developments in the Yorkshire Dales National Park District with close proximity to the River Nidd, and sits in a region formally recognised as an ‘Area of Outstanding Natural Beauty’. 

With 16 homes now sold and mainly occupied, just two four-bedroom semi-detached and four, four-bedroom townhouse properties remain for sale with prices starting from £374,950. A new show home will be available to view from May.
