Strong appetite for self-build in Scotland

There is growing appetite for self-build homes north of the border, as the benefits, both in terms of lifestyle and costs, prove an attractive draw for those inspired enough to construct their own property, according to Scottish property consultancy CKD Galbraith.

The company report that certain regions are experiencing particularly high levels of demand from buyers looking for plots large enough for a single dwelling, including the coastline on the Moray Firth, highly desirable streets in Aberdeen near the city centre, the Scottish Borders and Dumfries and Galloway.

Rod Christie, head of residential sales for Moray, said: “Self builds give buyers the opportunity to create their ideal house in their choice of location. They are also popular as they allow buyers to benefit from modern building techniques and technology ensuring their new home is as energy efficient and cheap to run as possible.

“The most popular sites are located on the edge of villages or in accessible rural settings and ideally, they will be generous in size, being perhaps half an acre or greater. 

“To most buyers, having stunning views are paramount with an outlook over water or a range of hills being most desirable.  Having services available on site or at least very close is beneficial in achieving the best prices possible.”

Interestingly, woodland and coastal plots are always in good demand, according to David Corrie, head of residential sales at CKD Galbraith’s Castle Douglas office.

He said: “Those interested in building something with a view or set in a secluded location are seeking out hidden gems. They can be rarer to the market and can often have competing interest.

“We have seen an improving market for residential plots and development opportunities in Dumfries and Galloway over the last year or so with location and outlooks being of prime importance. Buyers should look for plots that are ideally already fully serviced or else the cost of servicing the plot should be taken into consideration.”

Those interested in self-build in Scotland may be keen to learn that the Scottish Homebuilding & Renovating Show will return to Glasgow in May.

Scotland’s largest consumer exhibition for self-builders, home renovators and improvers, will take place at the SECC on May 20-21 2017.

The exhibition will be full of informative features, thousands of dream home ideas, hundreds of plots and renovation opportunities and the latest products and services from over 140 exhibitors. Experts will be on hand to provide free guidance and support to visitors for every project from first home alterations to a full scale self build.

Nick Noble, show director, said: “There’s a strong appetite for self-build and renovating in Scotland – last year we welcomed almost 7,000 visitors over two days and are looking forward to returning to Glasgow in May.”
