Strong demand for property in the central belt of Scotland

The central belt of Scotland has continued to attract high demand from buyers and renters, reports Scottish property consultancy, CKD Galbraith.

The company report that Stirlingshire and the wider central Scotland belt have received high interest from a mix of purchasers and renters who are looking for high quality property and good value for money.

In a bid to boost property instructions, CKD Galbraith’s Stirling office is urging sellers and landlords thinking of selling or letting property to take advantage of the fact that demand is still far outstripping supply.

Jennifer Campbell, head of residential sales for the region, said: “There continues to be a healthy appetite from buyers at all price points. Vendors should not be deterred from marketing their homes over the winter period.”

“Premium prices can still be achieved if the property is well presented and accurately valued,” she added. 

Local landlords considering letting their properties over the coming months may be keen to know that tenant demand continues to hold strong across the central belt, as reflected by a 4% rise on the firm’s average rent prices compared to last year.

Shirley Kenyon, head of lettings at the firm’s Stirling office, said: "Prospective tenants are seeking a wide range of property types. We have received requests for everything from one bedroom city- centre flats to large rural family homes with land. However, all our tenants expect a very high standard of accommodation with quality fittings and good decoration."

"We have recently recorded an average void period of 23 days which is eight days shorter than the national average and we have continued to expand our landlord representation," Kenyon added.
