The policy focus of the upcoming election will be on Brexit, but political parties will do well to remember that housing remains one of the key issues voters will consider at the polls. Young voters particularly are drawn to parties that offer coherent policies on housing provision and in this election more than ever, manifestos need to address acute housing shortages and the urgently needed provision of affordable housing. So far, political parties have fallen short and current housing policy remains largely a patchwork of policies.
But it is not just politicians who have a responsibility to supply answers. Developers can play their part too and at Caridon Group, we believe passionately that development, investment and property management should be underpinned with social conscience. This is why the newest arm of our group of companies is Caridon Living, which offers supported accommodation for 16 to 18-year-olds.
Caridon was founded in 2009 when entrepreneur and property developer Mario Carrozzo launched a new type of letting agency, run by landlords for landlords. The business offered the unique concept of guaranteed rent. The model was a success and Caridon grew quickly, evolving to become Caridon Group in 2015.
Within the group, Caridon Developments focusses on acquiring freeholds for conversions to new build and has acquired and developed sites across the South East. It specialises in building affordable units and retains many of these which are then provided through local authorities to help ease housing shortages. Caridon Property maintains the company founding principles by providing award-winning services to landlords and tenants. It has helped thousands of people to find a home and clients have included the disabled and vulnerable, refugees and families with young children threatened with street homelessness. Caridon Landlord Solutions is Caridon’s consultancy arm which provides an invaluable support network to private landlords.
Caridon Group owns and manages 1700 units and as part of our model, we plan to build a further 3,000 units over the next few years enabling us to grant long term tenants and provide back to work initiatives to get those who are long term unemployed living in our properties back into employment.
Our goal is to maximise return on investment, whilst helping to ease the housing crisis with bespoke, modern accommodation for those with challenging requirements. Mario’s belief in hard work, determination and social responsibility guides the Caridon vision and he remains committed to creating new opportunities, whilst campaigning for industry improvements and fairer housing.
He says: “Safe, secure, comfortable housing should be attainable to all and we all have a part to play in helping people reach that goal. Developers and property groups have as much responsibility as politicians and we should all be working together to develop policies that help the growing number of people who are struggling to find homes.”
Last year, representatives of Caridon Group met with Minister for Housing, Gavin Barwell MP, to discuss the benefits of schemes which help people at risk of homelessness to move into private rented accommodation. Caridon has lobbied for more initiatives for people struggling to rent, similar to help-to-buy schemes for first time buyers. The company, which has won awards for its social housing provision and community support, held talks with Mr Barwell and homeless charity Crisis. The initiative highlights its commitment to social responsibility.
