A sustainably refurbished traditional farmhouse with land and extensive outbuildings has come to market in South Ayrshire through property consultancy Galbraith.

Shawsknowe, a rural smallholding extending to approximately 67.37 acres, is available as a whole or in two lots.

Set within the Galloway and South Ayrshire UNESCO Biosphere and the Dark Sky Park transition zone, the property dates from around 1850 and the detached farmhouse has been comprehensively upgraded whilst retaining its original character. 

The improvements contribute to the home’s energy efficiency, with south-facing photovoltaic panels (6.8kW) and a 5.2kW battery storage system, reducing energy costs and the carbon footprint.

Adjacent to the farmhouse is a range of traditional and modern outbuildings, offering excellent potential for agricultural use or future development, subject to the necessary consents. 

These include a newly created “Bothy” currently used as a home office or additional bedroom with Wi-Fi and heating, as well as barns, stores, a general-purpose shed, double garage, wood stores, a chicken run, and a newly installed stable block with three stables.

The land included within Lot 1 extends to approximately 16.22 acres, incorporating the farmhouse, steading and five grazing fields, while Lot 2 comprises approximately 51.15 acres of grazing land across seven field parcels in a single block. 

The land is currently down to grass and is well suited to equestrian or livestock use.

The surrounding gardens provide views across the rolling Ayrshire countryside. 

Rich in biodiversity, the grounds include a meandering burn, approximately 300 newly planted trees, and habitats supporting a wide variety of wildlife including deer and white weasels to seasonal birdlife including cuckoos.

The nearby town of Ayr provides a wider range of shopping, leisure and transport connections, including good rail links and proximity to Glasgow Prestwick Airport. The local area is also renowned for its outdoor pursuits, including walking, cycling, horse riding, as well as salmon fishing on the nearby River Stinchar.

Shawsknowe is offered for sale through Galbraith as a whole or in two lots. Lot 2 will not be sold prior to the sale of Lot 1:

  • Whole – around 67.37 acres (27.26 hectares), offers over £795,000
  • Lot 1 – farmhouse, Buildings and 16.22 acres offers over £535,000
  • Lot 2 – around 51.15 acres land, offers over £260,000
