A new analysis suggests that Marbella provides the highest value per euro among a small selection of the world’s top luxury destinations.
Benchmarking against London, Dubai, and Nice, the study finds a €5 million budget secures significantly more space, amenities, and lifestyle benefits in Marbella.
Key Findings:
- Space Premium: €5M buys a 6,000+ sq ft luxury villa in Marbella, compared to ~2,400 sq ft in London and 2,200-3,700 sq ft in Nice;
- Cost Efficiency: Annual running costs for a large Marbella villa are lower than for a small London flat, and purchase taxes are half those of London for non-residents.
- Growth Leader: Marbella has shown the strongest price growth over the past decade (+12.6% in 2024), outperforming the more stagnant London and modest Riviera markets.
- Lifestyle Dividend: Marbella scores highest on combined metrics of climate, safety, air quality, and outdoor living amenities.
The Value Analysis
The research compares what a €5 million investment yields in prime areas of each market.
While Dubai competes on space and tax benefits, its high running costs and summer heat contrast with Marbella’s year-round temperate climate.
Nice offers Riviera charm but at a much higher price per square metre, often in older properties. London remains a prestige address but delivers the least space and highest costs.
Oscar Lindahl, creative director and partner at MPDunne, explains the underlying trend: “People aren’t just choosing a property, they’re choosing a way of life.
“They want places where they can work efficiently, raise their families, enjoy nature, and feel genuinely at ease. This is exactly why destinations such as Marbella continue to attract internationally mobile wealth.”
Comparative Data Snapshot (Averages for €5M Property):
| Location | Indoor Space (sq ft) | Outdoor Space (sq ft) | Key Differentiator |
| Marbella | 5,500 – 6,500+ | 10,000 – 20,000+ | Modern villas, resort amenities, best climate. |
| Dubai | 5,500 – 6,500+ | 7,000 – 15,000+ | Ultra-modern, tax-efficient, high running costs. |
| Nice | 2,200 – 3,700 | 1,000 – 5,000 | Riviera charm, older stock, high wealth tax. |
| London | ~2,400 | Minimal (balcony/terrace) | Global prestige, very high costs, limited growth. |
The Bottom Line for Buyers
The analysis concludes that for lifestyle-driven buyers prioritising space, wellness, and outdoor living, Marbella presents the most compelling value proposition in Europe.
Mary Dunne, founder and managing partner of MPDunne, adds: “Marbella is now on par with the world’s top luxury hubs — Dubai, Monaco, Miami and the South of France, while offering its own distinct flavour of relaxed European glamour.”
Its combination of modern housing stock, favourable tax regime for EU residents, lower running costs, and proven capital appreciation positions it as a primary destination for mobile high-net-worth individuals, not just a seasonal getaway.
