Shepherd Chartered Surveyors is bringing to market the former Highland Theological College in the heart of Dingwall’s town centre for sale as a redevelopment opportunity.

Dingwall is a historic market town and commuter settlement which sits at the head of the Cromarty Firth in Ross-shire in the Scottish Highlands, 15 miles northwest of Inverness, the UK’s most northern city and capital for the Highlands and Islands.

Its location makes it a practical base for exploring the surrounding scenic area with easy connection to the popular NC500 route.

The town is close to the Inverness and Cromarty Firth Green Freeport area which is expected to generate more than 11,000 jobs over the next 25 years. It aims to become a major international hub for the offshore renewable energy sector, made up of zones where tax incentives and lower tariffs are available to companies.

The substantial Grade B Listed ornate stone building, located on the eastern end of Dingwall High Street at its junction with Achany Road and Ferry Road, is arranged over basement, ground, first, and attic floors.

To the rear of the main building is a glazed link corridor housing a stairwell and lift that connects to a substantial two-storey extension of masonry construction with large, glazed curtain wall sections.

The property has most recently operated as the Highland Theological College campus. The original building, a former banking house, dates to 1835/6 and comprises an attractive frontage of ashlar stone block in a classical five-bay design.

The building occupies a level site of 0.60 acres. Car parking is at the rear of the property accessed off Achany Road while there are landscaped garden areas to the front and sides of the main building and a paved area leading to the front door.

There is a standalone 1½ storey building of stone and slate construction positioned in the north-east corner of the site within the rear car park. This building, currently used for storage purposes, is included in the sale.

Neil Calder, partner at Shepherd Chartered Surveyors, says: “Currently configured in line with its college use … this substantial building on a prominent corner site, offers redevelopment potential for a range of uses, including residential, subject to planning.

“As such, we anticipate much interest in this redevelopment opportunity.”

Offers over £295,000 are invited. Interested parties should contact the sole selling agent for details on 01463 712239.
