Allsop, the UK’s largest property auction house, has concluded its largest ever December residential auction, raising over £70 million with 186 lots sold and an 80% success rate.
The highest-value asset to sell under the hammer at the December auction was a freehold Grade II listed building in Tooting, SW17. Extending to 10,741 sq ft, it also has huge development potential. Guided at £2.1million+, the property sold for £2.41 million.
Allsop says its December residential auction was a strong indicator of renewed market confidence, generating over £70 million in sales with an 80% success rate – more than 10% above the industry average – marking its largest residential auction of the year.
Richard Adamson, Managing Partner and Residential Auctioneer at Allsop, says: “This milestone also marks our biggest residential sale of the year and, when combined with our commercial results, brings Allsop’s December total to more than £103 million.
“This performance is a clear indication of renewed confidence in the market, with buyers returning now that the Budget is behind us and interest rates have fallen to 3.75%. Motivated sellers continue to use auctions as an efficient way to generate liquidity, and we expect 2026 to be even busier as those who adopted a ‘wait and see’ approach re-enter the market.
“We already have 12 residential auctions scheduled for next year, and our January catalogue is shaping up to be a two-day sale with over 300 lots included.”
Highlights from the auction include:
- Tooting, London – a freehold grade 11 listed building extending to 10,741 sq ft with development potential. The property was guided at £2.1million+ and sold under the hammer for £2,410,000
- Peckham, London – two adjoining freehold mid terrace buildings internally arranged to provide eight self-contained flats which sold for £2,395,000
- Prenton, Merseyside – a freehold building internally arranged to provide 17 self-contained flats and one office extending to approx. 10,800 sq ft which proved to be one of the most popular properties on the day. The property was guided at £350,000 plus and after some very competitive bidding from 26 bidders the property finally sold under the hammer for £945,000
Allsop’s next residential auction will be livestreamed and take place on 28th and 29th January 2026. It is already shaping up to be another large two-day sale with well over 300 lots already entered.
