Shepherd Chartered Surveyors and BNP Paribas Real Estate have been instructed by Police Scotland to market the former police station in Prestonpans for sale.

Prestonpans is an established East Lothian commuter town situated on the banks of the Firth of the Forth with accessibility to the A1, a key arterial route linking Edinburgh to the southeast of Scotland, including Dunbar and Berwick- upon-Tweed.

This direct transport link ensures ease of commuting into Edinburgh city centre and beyond, making Prestonpans an attractive location for both residential and commercial occupiers.

The former police station is situated on the eastern side of New Street, nestled within a predominantly residential area. The town’s main commercial amenities are located along the nearby High Street, which lies within comfortable walking distance.

The 1,472 square feet building is arranged over the ground and first floors of a two-storey property of brick construction with two garages to the rear. The 0.25 acres site benefits from a car park to the front elevation, with landscaped gardens situated to the front and rear.

Most recently used as a police station, the property comprises a mixture of cellular accommodation including a variety of offices, a reception area, storage rooms, kitchen, female, male and accessible WC facilities and shower rooms.

Hannah Barnett at Shepherd Chartered Surveyors says: “This rarely available freehold opportunity in the heart of Prestonpans has potential for residential conversion or numerous commercial uses, subject to obtaining the necessary planning consents.”

Offers in excess of £150,000 are invited. Interested parties should contact the joint selling agents on tel 07720 466 042 / 07775 690 917 / 07901 514 002.
