The Residences at The Dubai Beach EDITION have launched, presenting what the creators call “an exceptional opportunity to acquire a home within the UAE’s first EDITION residences and beachfront resort.”

Investors who buy now will take up the properties in 2029.

Located on Dubai’s waterfront as part of the greater Dubai Harbour Masterplan, the project – developed by H&H and owned by Shamal Holding – brings together EDITION’s design  within a distinctive and private setting.

The Residences at The Dubai Beach EDITION presents 165 private residences across four low-rise pavilion buildings with exclusive beach access. The residences are designed by world-renowned architects RSHP with interiors by Rockwell Group. These two- to four-bedroom homes, spanning 1,450 to 3,770 sq ft, exemplify a refined coastal aesthetic, blending meticulous craftsmanship with the natural beauty of Dubai’s shoreline.

The design celebrates natural light, open layouts and seamless transitions between indoor and outdoor spaces, offering a balance of serenity and sophistication. Matte plaster walls, linen drapery and hand-troweled finishes meet sleek bronze accents and offer a dialogue between organic warmth and contemporary precision.

Drawing inspiration from the elemental beauty of the desert and coast, the interiors feature warm tones, natural textures, and fluid indoor–outdoor spaces, while expansive floor-to-ceiling windows frame uninterrupted views of the Arabian Gulf and Dubai skyline. Square M Design completes the lush landscape with carefully crafted flora that reflects the site, culture, and locale.

Amenities throughout the development are designed to promote connection and wellbeing, including a private beach, beach club, landscaped gardens, terraces, multiple pools, and sunbathing lawns. Residents will also enjoy a dedicated treatment centre, padel court, and juice bar, forming the heart of the wellness experience. Beyond these offerings, a curated network of social and cultural spaces – including a private lounge, events ballroom, and nightclub – provides opportunities for gathering.

Owners of the private residences will benefit from a suite of tailored services designed to extend the luxury of hotel living into the home. With 24-hour concierge and security, priority access to rooms and dining, and expert event planning support, each experience is delivered with the distinctive attention to detail and warmth that is synonymous with The EDITION.

The Dubai Beach EDITION and its residences benefit from a prime location within Dubai Harbour, offering seamless connectivity to key destinations – just ten minutes from both Palm Jumeirah and Dubai Marina.

A selection of the 165 private residences is now available for sale, with completion scheduled for 2029. For more information and to register interest, navigate www.dubaibeacheditionresidences.com or visit The Dubai Beach EDITION sales center at DIFC Gate Village 8, Dubai – UAE.
