London’s cheapest and dearest locations for office rents

Exclusive data from London office rental agency Free Office Finder shows the dearest and cheapest areas of London for renting office space.

Mayfair is revealed as the London area where desks cost the most to rent. In the affluent area of Westminster, renting a desk costs an average of £962 per month. This is as much as 80.3% above the average rental cost per desk across the capital of £534. This extends Mayfair’s reign as London’s most expensive area, with the average price of a desk up by £19 from one year ago.

Soho ranks second with a single desk costing an average of £895 per month, 67.7% above London’s monthly average per desk. This sees Soho retain second spot, however, the average monthly desk price is down £38 from one year ago.

Victoria moves into third with a desk coming at an average of £894 per month. The area breaks into the top three with the average monthly price of a desk up £69 from one year ago, when it was the fifth most expensive area in the capital. It now sits at 67.5% above London’s average monthly cost per desk.

St. James’ sees an average monthly desk price of £884, with a rise of £94 since Q4 in 2024. St James’ is 65.7% above the average for London and has risen from the sixth most expensive area one year ago, to the fourth most expensive. 

Monument follows in fifth, having made way for the aforementioned climbers of the table. The average monthly price of a desk here in Q4 of 2025 is £859, which is a drop of £10 per month on its average in the same quarter last year. Monument still sits 61% above the average for London.

In sixth, Bank sees a price tag of £803 per desk per month, 50.5% above the average monthly cost for London of £534 per desk. Despite an average rise of £44, this is down two places from Q4 of 2024 when the average desk in Bank cost £759.

Oxford Circus saw the greatest positional drop among these ten areas. It is now the seventh most expensive area with a desk averaging £742 monthly, 39% more than the London average, but £94 down from its Q4 2024 price of £835. This was the fourth most expensive average desk price at the time.

Marble Arch ranks eighth with a desk averaging £728 monthly. This is up four places from the year prior, and comes in 36.4% more than London’s average monthly desk cost.

London Bridge sees an average monthly figure per desk of £725. With an average price increase in one year of £55, the area moves from being the 17th most expensive area, up to the ninth. It is now 35.9% more costly than the monthly average in London.

Cannon Street‘s average monthly desk price of £703 is 31.7%, above the capital’s average, rounding out the top ten most expensive areas to rent office space in London in Q4 of 2025.

An agency spokesperson says: “London’s office rental pricings have always been in flux, however, Westminster is increasingly solidifying its status as the capital’s priciest area for offices. In the last quarter, Victoria has joined Mayfair and Soho, giving Westminster dominion over the three most expensive spots.

“These vibrant and affluent areas remain desirable to businesses seeking both prestige and connectivity, and while demand continues to drive competition, our data shows companies are increasingly willing to pay for locations that not only impress clients but also attract top talent. While we expect these districts will reign for some time, as London’s business landscape evolves, up and coming areas are likely to begin to disturb the top ten. Places like London Bridge demonstrate the potential for climbing rankings such as these.”
