A leading Cornish estate agent has revealed the county’s coastal hotspot of 2025.

Josephine Ashby, managing partner of John Bray Estates in north Cornwall, says “Mawgan Porth has arguably been THE coastal hotspot of the year.”

Situated midway between Padstow and Newquay on the rugged north Cornish coast, Mawgan Porth has a vast sandy dog-friendly, west-facing beach with rock pools and caves, stunning scenery, superb surfing and extensive walking along the South West Coast Path in both directions.

Ashby continues: “Since the pandemic and post-pandemic frenzy, buyers have continued to flock to the village for a number of reasons; the easy commute (minutes from Newquay airport), a cracking surf beach with huge expanse of golden sand; plenty of redevelopment opportunities with many houses enjoying the brilliant sea views thanks to the contour of the bay; the shi-shi Scarlet Hotel and Spa; plus a smattering of Hollywood glitz – Cate Blanchett amongst many others…

“John Bray Estates recently achieved a record sale for a single private residential property in the village. Nestled in the sand dunes just steps from the beach, the award-winning property was designed and built to complement the beauty of the natural landscape. It was sold privately earlier in 2025.”

New on the market with John Bray Estates is The Palm House, guide price £1,875,000, a refurbishment of an existing property.

The Palm House is a stylish post-beach retreat that oozes chic surf minimalism with soft tones and well-considered spaces. Timeless and sympathetically landscaped gardens, by award winning designer Sam Ovens, create a harmonious link between the indoor and outdoor spaces. A wooden sauna and hot tub alongside a blackened yoga suite, provide the infrastructure for total relaxation.

Additionally,Hay House is an architecturally interesting and uber-tasteful six-bedroom home, designed by RIBA award winning architects New British Design* and built by Alkenby, known for their build of The Pig at Harlyn. Set in grounds of around four acres, the house sits in an idyllic and peaceful situation, with landscaped terraced grounds, orchard and naturalised meadows giving way to a woodland and stream, whilst being just a short walk to Mawgan Porth beach.”

The five bedroom home uses reclaimed stone, zinc, and timber, and combines retro-chic with bohemian style. There are also two interior designed block-built long barns clad in architectural tin.
