Watling Real Estate is marketing a prime freehold residential development site, subject to planning, in Hockley Heath, an affluent and highly desirable village in the borough of Solihull.

The 4.4-acre greenfield site has a draft allocation for housing within the emerging Local Plan and has attracted significant early attention from regional and national developers.

Toby O’Sullivan, a director at Watling Real Estate, says: “We are seeking offers for this attractive site on the Aylesbury Road in Hockley Heath. A previous scheme was proposed for the construction of 30 premium homes on the site, but a higher density scheme may be possible following a considered redesign.

“We have already received a significant level of early interest and encourage all interested parties to come forward as soon as possible.”

The site is situated approximately two miles from Junctions 4 and 16 of the M42 and M40 respectively, and five miles from Solihull town centre.

There are a number of Ofsted-rated Outstanding and Good schools within close proximity of the site, and it provides excellent publication transportation links to Birmingham, Solihull, Coventry, Warwick, and Stratford-upon-Avon.

Average house prices in the Aylesbury Road area of Hockley Heath are around the £600,000 mark.

In July this year, Watling was appointed in connection with five sites under the ownership of various companies within the Godwin group. These sites are located in central Derby, Bristol, Wisbech in Cambridgeshire, Erdington in Birmingham, and Hockley Heath near Solihull.
