A former café around the corner from Shakespeare’s birthplace could become ‘A Midsummer Night’s Dream’ of a star lot in Bond Wolfe’s next auction.

Adding to the attraction of the property in Stratford-upon-Avon is the benefit of planning permission for conversion into a home.

The property will be appearing in Bond Wolfe’s livestreamed auction on Thursday July 10 with a guide price of £230,000+.

James Rossiter, senior auction valuer at Bond Wolfe, says: “This is a deceptively large property in the heart of Stratford-upon-Avon, just around the corner from Shakespeare’s birthplace. It is also just a short walk from all the shops, theatres, hotels, restaurants and attractive riverside walks that this historic town has to offer.

“The current layout is as an end-terraced former café with extra rooms on two storeys, but planning permission has been granted for change of use to a substantial residential dwelling.”

The property stands behind a paved front garden and the front door leads to a retail and café area, two office spaces, a sink area, toilet and rear storeroom, with two further offices off the landing.

The approved planning proposal would create a through reception/dining room at the front, leading to a kitchen, hall, study, bedroom and bathroom, while the upstairs offices would be converted to bedrooms.

The property, which is fitted with gas central heating, has a courtyard area to the side.

The approximate internal area of the property is 1,047 sq ft, and the change of use was approved by Stratford-on-Avon District Council in March 2025.

The Stratford-upon-Avon property is among 196 lots appearing in Bond Wolfe’s next auction which is due to start at 8.30am on Thursday July 10. The auction will be livestreamed via Bond Wolfe’s website with remote bidding by proxy, telephone or internet.
