Shepherd Chartered Surveyors is bringing to market an ‘oven-ready’ residential development opportunity in central Scotland for sale.

The land is situated within Shotts, in the central belt of Scotland, 24 miles east of Glasgow city centre and 28 miles west of Edinburgh.

Shotts benefits from excellent transport links, with Junction 5 of the M8 motorway to the north, connecting the town with Glasgow and Edinburgh and the A71 to the south connecting to the M74 and wider national road network.

The 3.8-acre site is located in a prominent roadside location along Rosehall Road to the immediate south of the town centre, in a largely residential area. The land consists of a regularly shaped site of mostly rough ground which appears to be relatively level and is currently uncleared.

The site already has approved planning permission for 49 residential units comprising of five flatted blocks with a total of 39 two-bedroom flats, five three-bedroom houses and five two-bedroom houses.

The layout includes a footpath to the edge of the site facing Rosehall Road and this is continued along the perimeter of the main access and turning head.

The parking courts for the flatted blocks are accessed via a dropped kerb leading off the main access route while the semi-detached and detached houses will all have dedicated off street parking spaces. A new vehicle access road is proposed from Rosehall Road.

Adam Honeyman, partner at Shepherd Chartered Surveyors, says: “This development is bound by landscaping whether in private gardens or amenity space. The houses are all to be designed with level access and fully accessible toilets on the ground floor. We anticipate keen interest in this ‘oven ready’ opportunity from housing developers.”
