Asian investors stump up £15.5m for cricket penthouses in London

Developer LandCap says Asian investors have paid £15.5m for two duplex penthouses directly overlooking Lord’s Cricket Ground.

One deal was managed by joint selling agent DDRE Global and the other by Knight Frank. The developer describes the Lords View One scheme as “a good long-term investment in this highly sought-after St John’s Wood location.”

The second phase release of Lord’s View One will be in early 2025 consisting of two new penthouses up to 2,368 square feet in size, both benefitting from over 1,000 square feet of private outside space. 

Penthouse residents will have the privilege of being able to watch cricket matches from their living spaces, terraces, or rooftop garden.

Each unit comes with two EV charging parking spaces and on-site concierge. 

The upper floor of each penthouse has a dual/triple aspect double reception room, a guest powder room and a bespoke kitchen and breakfast room. Crittall glass walls and a skylight encase a curved timber staircase that connects to the lower floor of each penthouse where there are three ensuite bedrooms. On the top level of each penthouse is a private roof garden overlooking Lord’s Cricket ground.

The developer claims that unlike the majority of newbuild central London schemes – with service charge growth up to £25 psf and beyond – The Lords View service charges are around £6 psf.

Faris McKinnon of LandCap says: “We are pleased with the success of the first phase release of penthouses at Lord’s View One and the positive buyer feedback on the quality and design of the collection. The penthouse collection is now 50% sold, and with their unparalleled views over Lord’s Cricket Ground we anticipate strong interest in the launch of the second phase, with two penthouses being released to the market in early 2025.”
