An estate agency claims one feature on a property adds an average £129,000 to its value. 

eXp UK analysed current market listings across England, looking at the difference in value between the average home and homes boasting an annexe.

An annexe is a self-contained part of a property with its own entrance that provides additional space for visitors without encroaching on those living within the main property itself – a particularly handy feature for those entertaining family for a prolonged period over the festive season.

The research by eXp UK shows that, across England, the average price for a home with an annexe comes in 20.7% above the asking price of comparable homes without this sought after feature – that’s a difference of £129,300.

Home sellers in Yorkshire and the Humber can expect to secure the highest price premium for a home fit with an annexe, with the average price in the current market coming in 24.3% higher versus other comparable properties – that’s a difference of £110,500.

The West Midlands and North East are home to the second highest house price premium for an annexed property at 23.9%, equating to a difference of £135,095 in the West Midlands and £101,252 in the North East.

Across the South East, an annexe is estimated to boost a home’s value 21.4%, which equates to £167,500 in the current market – the highest pounds and pence premium of all regions.

In London, an annexed home commands the lowest house price premium at just 10.3%, although this is still likely to see homeowners sell for some £107,550 more.

Head of eXp UK, Adam Day, comments: “An annexe provides the perfect compromise, allowing family to stay, but within their own separate part of the house, meaning no sleeping on the sofa, or long waits for the bathroom.

“So it’s no surprise that an annexed property commands a pretty penny more and those looking to sell this festive season can expect to do so for around 21% if they have an annexe versus comparable properties without.”
