New high-end resi scheme in ‘forgotten’ part of London

A £200m mixed-use development providing 105 private sale apartments along with substantial commercial space, has been launched.

Australian developer Third.i says there’s been extensive demand from local and international buyers, with first residents moving in Spring 2025.

Graphite Square in Vauxhall, South London, is built on the site of a former 19th century bed factory. 

A statement from the developer says there will be three categories of residential unit. 

”The Residences offer stylish, functional spaces with each home enjoying an elevated view of the surroundings, with the lower homes enjoying direct views onto the podium gardens. With ceiling heights of up to 2.6 metres, floor to ceiling windows, open-plan layouts and a winter garden, the homes blend indoor and outdoor living and maximise both space and natural light. The winter gardens have feature brickwork and dual sliding oversized doors to a Juliette balcony.”

“The Premium Collection captures stunning vistas of the city through the winter gardens and floor-to-ceiling windows; North-facing homes look towards the Thames, London Eye and Big Ben; East-facing homes look towards the City, the Shard and St Paul’s Cathedral; South-facing homes overlook the Oval cricket ground; and West-facing homes take in the Thames towards Battersea Power Station and Nine Elms.

“The Penthouses, including a selection of duplex apartments, enjoy dramatic double height spaces with ceiling heights of up to four metres. The premier specification includes chevron engineered timber flooring, spa-like free-standing bathtubs, feature bespoke hung lighting to the lounge areas, Quooker boiling taps with removable spout, full-size undercounter wine coolers and V-ZUG 5 ring hobs.”

Graphite Square also delivers 80,000 square feet of blue chip commercial space and 18,000 square feet of landscaped public space.

A Third.i spokesperson says: “We are excited to see our prestigious project Graphite Square coming to life. We anticipate the strong demand continuing, especially with our new show apartment showcasing the lifestyle available to prospective buyers.”

The final phase homes start from £825,000 for a one bedroom apartment and from £1m for a two bedder. The selling agent is Dexters.
