Watling Real Estate is marketing a six-bedroomed holiday let on the LlÅ·n Peninsula in North Wales featuring a 21-pitch caravan site on 32 acres.

This unique mixed-use investment opportunity at Bodrydd Farm, near Rhoshirwaun in Pwllheli, is on the market for offers over £1.75m.

The property includes a range of modern agricultural buildings, extensive renewable energy installations, agricultural grassland and stocked fishing lakes.

Callum Clark, a surveyor in the Manchester office of Watling Real Estate, says Bodrydd Farm is a popular holiday destination generating a gross rental income of just under £200,000 per year.

He comments: “Surrounded by farmland and open countryside, Bodrydd is an idyllic setting which offers privacy and a slower pace of life.

“This is a superb opportunity to invest in a mixed-use business that has several healthy lines of revenue.

“The principal property is a detached, six-bedroomed holiday let finished to a very high standard that extends to more than 4,000 square feet over two storeys, providing ample amenity space and privacy for guests.

“Externally, in the immediate vicinity of the property, there is a surfaced yard with a detached garage that has a self-contained one-bedroom apartment on the first floor, and to the rear, there are beautifully landscaped gardens with water features.

“The remainder of the property includes a caravan site offering 18 seasonal and three touring or camping pitches on 32-acres.

“The sustainable energy installations include a 48kW solar array and two 60kW wind turbines.

“It is clear to see that there is plenty of asset management potential and opportunity to grow the revenue further.”

Bodrydd Farm enjoys a quiet rural position approximately 11 miles west of Abersoch and 15 miles south west of Pwllheli.

The property is accessible by local roads that connect to the A499 and A497 leading to Pwllheli, the main town on the peninsula, and to larger towns in North Wales including Caernarfon, Bangor and Anglesey.

Bodrydd Farm is being marketed by joint agents Watling Real Estate and Elvins Estate Agent based in Abersoch.
