A total of 149 lots are listed across southern England in the latest auction by Clive Emson Auctioneers. Bidding by the regional land and property auctioneers opens on Monday April 29 with the auction ending on Wednesday May 1.

The firm, in its 35th year, is just one auction away from its 250th auction milestone.

James Emson, managing director, says: “On behalf of private clients, companies, institutions and public bodies, we have auctioned many hundreds of millions of pounds worth of land and property since my father, Clive, founded the business in 1989. Key to success has been offering the market diverse lots at realistic guide prices, from Essex to Cornwall. This steady-as-it-goes approach appeals to DIY enthusiasts, developers and investors who participate in our auctions due to speed and transparency.

“May’s catalogue, our 249th edition, exemplifies what we provide, with vacant residences and income-producing ones to commercial properties, development/conversion sites and plots of land.”

A former school on a one-acre site in Dartford, Kent, has a guide price of £500,000 – £520,000 and has residential development potential, subject to planning consents (lot 5).

Guided at £550,000 is The Old Post Office at Shorne, near Gravesend in Kent, with seven bedrooms (lot 23). 

Let at £46,680 pa, a block of seven flats close to the mainline railway, at Chatham, Kent, has a guide price of £600,000-plus (lot 117). 

With a guide price of £275,000 – £300,000, a substantial detached house near Colchester city centre, Essex, needs “modernisation and improvement” throughout (lot 96).

Twenty-four lock-up garages in Epsom, Surrey, along with an access driveway, are guided at £215,000 – £220,000 (lot 111).

Guided at £275,000 – £300,000 is a character cottage over three floors at Turners Hill, Crawley, West Sussex, with a wealth of original features (lot 10). 

Rectory Mansion, a historic landmark building in Brading, Isle of Wight, has a guide price of £200,000 – £220,000; the commercial investment, with planning permission for partial residential conversion, is arranged as business/retail units and is let at £27,126 per annum (lot 45).

A parcel of land overlooking the harbour at Falmouth in south-west Cornwall is guided at £15,000-plus, with the instruction by Cornwall Council (lot 54) and nestling above the fishing port of Newlyn, near Penzance, the former office to Penlee Quarry has sweeping views of Mount Bay, with a guide price of £230,000-plus (lot 139).
