For Britons contemplating a European move or affluent expats already relocating, Portugal bucks the property market as an increasingly attractive proposition.
Two schemes – the Golden Visa and the D7 Visa, commonly known as the retirement or passive income visa – are relatively well known.
But what distinguishes Portugal from many rival locations is its Non-Habitual Residency (NHR) tax scheme, which offers 0% tax on non-Portugal-derived income such as dividends, capital gains, and rent, alongside a modest 10% on pension income for 10 years.
Now investors are invited to consider this location in detail in a new study and webinar next month.
The study is designed to showcase places for international investors and affluent expats to get the most out of the country while benefiting from the visa opportunities alongside the NHR tax regime.
The report, Portugal Property Hotspots Survey Report 2023-25, is published by international real estate consultancy Property Market Index and will launch with a webinar hosted by online platform Portugal Pathways on October 3.
Amanda Collison, from Property Market-Index, says: “The Portuguese luxury property market shows no signs of dwindling, with one of the main drivers being high interest from international investors and affluent expats buying property in Portugal for both lifestyle, pleasure and investment.”
According to Portugal Pathways, those high-net-worth clients which use its partners’ proprietary wealth plan early enough during their tax domiciled life in Portugal, can achieve an average tax rate of 3.8 per cent for up to 20 years.
