With properties from Shepherd’s Bush to the Nottinghamshire suburbs selling in SDL Property’s Auctions July auction, there were some fantastic results achieved for sellers from across the length and breadth of the UK.

In London, a particularly impressive result was secured with the sale of 16-18 Thornfield Road, a three-storey doubled-fronted property which is currently split into multiple dwellings. With a guide price of £1.25 million (plus fees), it attracted an exciting battle of bids on the day, eventually selling for £1.35 million.

Managing Director and Auctioneer Andrew Parker said: “It is always a joy to bring opportunities such as this to auction, especially on behalf of our partner agent, Dexters. It offers great potential for the buyer, either to let out in its existing format or transformed into one impressive home – it will be fascinating to see which route is taken. Sales like this are also a great reminder that auctions can be a lucrative method of sale for any property, regardless of its price or location.”

Other strong results came earlier on in the auction, including the opening lot. 27 Lichfield Road in Nottingham, a two-bedroom terrace in need of a scheme of modernisation and improvements. Sitting in a popular residential location, it was offered at a guide price of £59,000 (plus fees), it attracted a flurry of bidders who had all spotted its investment potential, eventually selling for £120,500.

Across the county border in Derbyshire found 61 Westgreen Avenue, an attractive three bedroom detached property, which after a scheme of improvements and upgrading could become a beautiful family home. With potential extend (subject to planning consents being obtained) and its period charm, the property sold for £200,000, from its guide price of £120,000+ plus fees.

A different type of development opportunity came about later in the auction with the sale of the land adjacent to The Cottage in Oxfordshire. Extending to approximately 1.3 acres, this freehold parcel of land is thought to be suitable for a variety of uses, subject to the successful application for any appropriate planning consents. After being offered at a guide price of £55,000+ plus fees, it eventually sold for more than double this, at £132,000.

Andrew continued: “There truly was something for everyone in this month’s auction, with high value investment opportunities through to smaller doer uppers. It is always a pleasure to be able to secure impressive results for our sellers regardless of their property’s location or condition, while also being able to help our buyers with a fast, faff-free purchase – not to mention knowing we have also supported our estate agency partners too.”

There were exciting bidding spectacles in our Timed Auctions in July too. 49 Thornycroft Road in Hinckley was offered on behalf of Scrivins & Co at a guide price of £100,000+ plus fees. In need of full refurbishment, it offered exciting potential for one lucky buyer, with the property sitting in a popular residential location in full reach of a range of local amenities. After an afternoon of competitive online bidding, it eventually sold for £143,000.

10 ½ hours at the rostrum marks a record-busting sale for Auction House London

Recently, there was a marathon sale hosted this month for Auction House London which saw an astounding 91% properties listed being sold – amounting to more than £30.5 million raised in funds.

A major part of the auction was conducted by auctioneer and director of Auction House London, Andrew Binstock, who was personally on the rostrum for a total of 9 hours.

Setting the record for the team’s longest single sale on Wednesday 3 August 2022, the auction also saw the highest number of lots sold by Auction House London in its history, with 157 of the 174 selling.

Andrew Binstock said, “Our August sale has been phenomenal and good lots with potential are still selling wildly well. It’s too early to judge how the rise in interest rates will affect the auction property market but Lots where buyers can see an investment, remain in high demand, and are selling well above reserve prices agreed with sellers.”

A quick recap

Off to a strong start, lot 1 kicked off the Auction House London August auction.

In Francis Avenue, Bexleyheath, south London a three-bedroom detached bungalow with the possibility to extend was guided at £275,000 and sold at £446,000.

Another was a two-bedroom flat in Hanworth Road, Whitton, Middlesex which sold for more than double its reserve and guide price of £125,000 for £253,000. It ha33 years left on the lease and a chance to extend.

Andrew Binstock continued, “There is talk of property prices slowing down. At the moment, there is little sign of that in the auction market but it’s a waiting game. While there are sellers willing to sell good options with potential there’ll be buyers looking to invest in property, which has always proved a robust bet.”

In the Isle of Dogs, a three-bedroom semi in Thermopylae Gate, which needed a total refurbishment, generated significant competition and was guided at £500,000 before the hammer came down at £760,000.
