This week’s auction roundup is a mixed bag, with iamproperty reaching reached a 300 employee milestone as auctions grow in popularity. Meanwhile, Clive Emson announces some 132 lots on offer at its upcoming sale, and a ‘decrepit’ property being sold at Network Auctions gathers substantial interest.
iamproperty hits 300 employee millstone amidst auction demand
iamproperty Group, property auctioneer and pioneers of the UK’s first onboarding and sales progression platform, has taken on more than 85 new recruits in the last 14 months, reaching the milestone of 300 teammates nationwide.
The last two years have been unprecedented for the property market, with estate agents facing a range of new challenges and opportunities.
Now, working with more than 3,500 partner agents across the UK, iamproperty has witnessed its partner network grow, driven by the continued market boom and high levels of consumer and agent demand for auction and its movebutler platform.
With more agents looking at ways to introduce new services and technology solutions to improve their cash flow and improve the buying and selling experience for their customers, the firm says demand for its services has continued to grow at pace over the last year.
During this period of growth, the raft of hires made across the business has been invited to take part in iamproperty’s various bespoke learning and development opportunities, including the Associate Auction Specialist Training Programme.
Ben Ridgway, managing director at iamproperty Group, comments: “We were so pleased to have welcomed new recruits and grown the team to over 300 talented people in this last year. It’s exciting to see new people joining us every week, each bringing with them different skills and experiences who add huge value to the businesses.”
Jamie Cooke, managing director of the auction service iamsold, adds: “We want to keep making changes in the property industry and to do that we need to keep attracting the best talent out there.”
“We’ve spent a lot of time this year reviewing our benefits and learning and development programmes to make sure we’re continuing to make the best working environment we can.”
He concludes: “We’ve introduced hybrid working and remote working as a permanent fixture and brought in some innovations around how that works for our team too. We have lots of roles advertised and continue to welcome amazing people, each bringing new expertise and experience and enabling us to continue innovating and achieving success for our Partner Agents and their clients.”
Clive Emson springs into step with 132 lots on offer
Clive Emson has announced 132 lots for its upcoming spring sale, with 11 lots boasting guide prices between £500,000 and £950,000.
The lots cover southern England, from Essex to Cornwall, and Wales.
Highlights include a former farmstead with three cottages and various outbuildings at Chelwood Gate, near Haywards Heath, West Sussex, which has a guide price of £900,000-950,000 (lot 14). Two of the cottages are occupied under regulated tenancies, producing just over £18,000 per annum, and a third is offered with vacant possession.
Currently let at £40,000 per annum is land close to the Dartford Crossing. Guided at £800,000-plus, the site at London Road, Purfleet, Grays, Essex, has been put on the market by Thurrock Council (lot 22).
Also with the same guide price, and with vacant possession, is a former hotel, restaurant and pub, with letting rooms, in Gravesend, Kent. The property was previously let at £46,800 per annum (lot 63).
Guided at £750,000-plus, and currently let at £48,000 per annum, is a commercial and residential investment, with planning for two further flats, at Abbey Wood, London (lot 37).
Meanwhile, a development site at the Esplanade, Ventnor, Isle of Wight, with views of the beach and English Channel, has planning permission for four town houses, boasting the same guide price (lot 83).
For the first time in Clive Emson’s 33 years, a Welsh colliery building has come on the market – the derelict former Rhonda Power House at Llwynypia Road, Tonypandy, Mid Glamorgan, is guided at £55,000-plus (lot 28).
For those of us wanting bracing sea air, land with “stunning views” over the Atlantic and Portreath village on the northern Cornish coastline comes with a guide price of £45-50,000 (lot 31)
Managing director James Emson says: “Hot on the heels of our February auction, which saw 80% of 102 lots sold, buyers continue to look to property for long-term capital gains, income and as a hedge against the cash-corrosive effects of inflation.”
“With spring in the air, there is a complete mixture to suit all budgets, whether bidders are looking for a home, an investment, refurbishment project, development project, commercial space or piece of land.”
Bidding for the online auction opens on Monday March 21 and ends on Wednesday March 23.
‘Decrepit’ property in Devon gathers huge interest
A falling down building in Newton Aboot, Devon, has attracted huge interest from people keen to build a dream property, despite being defined as ‘decrepit’ by auctioneer Network Auctions.
The rear of 100 Queen Street was listed with a guide of £20,000-£30,000 and was described by Network Auctions in the catalogue as ‘A freehold development site comprising garage and store’, which has lapsed planning for a two-storey dwelling.
But the auctioneers’ video tour shows the extent of the works required – this is no project for the faint-hearted and potential viewers were advised to be very careful while on site.
Being sold on behalf of the Trustees in Bankruptcy, the land and building to the rear of 100 Queen Street are surrounded by residential properties. It is also located close to the town centre and railway station.
Auctioneer Toby Limbrick explains: “This is a brilliant project for somebody to be creative with. There are so many ways someone could maximise the site and realise the true value.”
“I’m sure the neighbours and locals are sick of looking at this decrepit old building in their lovely village. The property has lapsed planning for a dwelling, and we think there is great potential.”
Planning was granted by Teignbridge Council of 30/3/2009 for a new dwelling and the application was extended on 1/10/2012 under ref: 12/03023/FUL.
The lot was one of the highlights of Network Auctions’ online auction, which took place yesterday (March 17).
