Law firm advises Town and Country Housing on modular homes acquisition

Law firm TLT has advised Town and Country Housing on its partnership with Legal & General Modular Homes to acquire a site in Kent for the development of 152 modular homes.

Town and Country Housing (TCH), an affordable homes provider, acquired the significant scheme from Legal & General Modular Homes as part of its major growth plan.

The scheme, located on Poorhole lane in Broadstairs, Kent, will be funded by Homes England and will deliver 153 affordable homes.

Available for shared ownership and social rent, the homes will be developed using modern methods of construction and have been designed to achieve an EPC ‘A’ rating.

TLT advised TCH on the acquisition of the land, construction contract and associated construction documents. The team was led by partner Sarah Hale, along with support from associate Andrew Russell (construction) and legal director Fergus Charlton (planning).

Hale comments: “We were delighted to be supporting TCH with this scheme, which will not only bring much needed high-quality, affordable homes to the area, but also see improvements made to the local amenity, including the creation of a woodland walk and the planting of 8,500 trees.”

“This significant deal highlights the move registered providers are making into using large scale modular to meet housing targets, as well as putting sustainability at the top of the agenda.”

According to Hale, there is a clear need for affordable, sustainable and well-connected homes and modular  construction allows for this to be achieved much more quickly than through traditional methods.

“We are likely to see many more schemes being developed using modern methods of construction as the UK housebuilding market strives to meet ambitious targets,” she says.

Part of the Peabody Group, Town and Country own and manage nearly 10,000 homes in Kent and are keen to explore innovative ways to provide much needed affordable housing in the area.
