UK's largest low-rise modular housing scheme is underway in Nottingham

Nottingham will soon become home to the UK's largest low-rise modular housing development. Yorkshire-based home manufacturer company ilke Homes will deliver the new build alongside leading health and beauty retailer Boots.

The scheme is set to supply 505 houses and 117 apartments located closely to Boots' UK HQ. This is the first time Boots, part of the Walgreens Boots Alliance Group, has ever released parts of the land it owns in Nottingham for housing development. 

Mark Chivers, director of estates for Boots UK, says: “We are delighted to partner with ilke Homes to develop this site to provide high-quality, affordable and energy-efficient housing for people in the local area. Because of the historical significance of this site and everything it represents in terms of our company heritage it was vital that we find the right partner. I am pleased that the site will be put to good use and look forward to seeing a thriving community emerge there in the coming years.”

The scheme is set to become ilke Homes’ flagship site. The new housing community will live in the heart of a 'beautiful surrounding area', which includes modern 20th century buildings, the Beeston canal (which is a hotspot for scenic walks), and the River Trent meadows.

The deal, brokered by Blackstar Advisory, is part of the 286-acre Nottingham Enterprise Zone. ilke Homes will regenerate a substantial part of the Enterprise Zone as part of the firm’s commitment to deliver the scheme sustainably and efficiently.  

Modular housing to quickly tackle the housing shortage  

Housing demand currently outweighs the supply of houses in the UK. New developments such as this will help to reduce the growing housing shortage. 

What differentiates ilke Homes from other properties is the houses are created in factories, with manufacturing and delivering high-quality, energy-efficient homes in this way said to get the job done faster than traditional methods. The company argues that the delivery of much-needed housing for the local community can be exceptionally fast through modular housing. 

Often when prioritising the speed of a process the quality ends up being lost. Luckily in this case, the speed of the process will not disrupt the quality of the houses. Instead, the precision-engineering techniques that are used in the factory guarantee that the finish of every home is to a high standard. 

Modular housing is sustainable 

ilke Homes claims that environmentally-friendly houses are sustainable and cause very little damage to the environment, with this latest low-rise modular housing scheme taking on board sustainable practices.  

Tom Heathcote, executive director of development at ilke Homes, explains: “This site represents a truly special opportunity to create a unique and sustainable housing development within the established Nottingham conurbations."

He adds: "The site is steeped in rich heritage and has been a central part of Boots’ success story over the last few decades, so we are incredibly excited for the opportunity to work alongside Boots, HTA Design, and the local stakeholders at both Broxtowe Borough and Nottingham City Councils to truly transform this redundant industrial space into a well-designed new community and provide better homes in a better way."

Every ilke home has achieved the highest Electric Power Control (EPC) ratings, either an ‘A’ or ‘B’. This means the need for retrofitting programmes in the future is avoided. Higher levels of energy performance usually result in long-term cost savings on energy bills for residents. With this in place, some homes are capable of functioning on as little as £1-a-day. 

Though many features are embedded in the homes, ilke Homes offer a range of different designs that can be customised to meet individual buyer needs. This is done by implementing modern technology.

New builds can sometimes be a hindrance for residents and local business. The noise, dust and lorry movement can become a distraction. Since housebuilding will not occur at the Nottingham location, ilke Home will minimise these distractions. Instead, the houses will be manufactured along production lines at ilke Homes’ 250,000 square foot factory in Knaresborough, North Yorkshire. 

Boots is one of the most recent retail companies to enter the UK property sector - a decision which demonstrates there are plenty of opportunities to meet the ever-growing housing demand in the property sector. If the housing market continues to surge, Boots and other retailers could be set to benefit from their property investments in the near future.
