Development – affordable homes, regen schemes and magical pubs

Knights Quarter, the brand-new development in the heart of Winchester, is offering an ‘exciting’ investment opportunity with a collection of apartments, penthouses and houses.

Tenants renting a home at the scheme will have access to ‘tranquil’ landscaped gardens, a private residents’ gym, on-site concierge services and secure car parking – all within easy walking distance of everything Winchester has to offer.

According to developer Berkeley Homes, investors will be assured of strong yields as well as the peace of mind of buying from a high-quality housebuilder. The city has seen a 3.6% rental price growth over the past year, which is set to continue.

Ben Annetts, sales and marketing director at Berkeley Homes, comments: “Winchester’s rental sector is robust and attracts a wide variety of tenants reflecting the city’s flourishing nature.”

“Investors will find much better potential here than in London with market conditions indicating strong growth in the next few years and the cost of borrowing made easier by historic low interest rates.”

He adds: “The homes at Knights Quarter are conveniently located within easy reach of the station, city centre and green spaces ticking all of the boxes for tenants that want convenience and an excellent quality of life.”

“We understand that tenants’ needs are evolving especially in light of the pandemic and that those renting new build properties are particularly discerning, but our flexible, high specification properties are carefully designed to suit different lifestyles.”

The development is set in an elevated position with views across Winchester’s historic city centre and is just a short walk from Winchester station from where direct train services into London Waterloo take around an hour.

Properties come in a wide range of one, two and three-bedroom apartments, penthouses and four and five-bedroom townhouses. Carefully designed communal spaces will help create a sense of community bringing residents together.

The apartments feature generous open-plan living spaces filled with natural light that lead to a private terrace or balcony. Each comes complete with the quality specification and attention to detail, including stylish kitchens with a range of integrated, energy-efficient Siemens appliances, low energy LED lighting and sleek contemporary styled bathrooms.

There are spacious fitted wardrobes to the master bedrooms and exclusively designed furniture packs are available so that properties can be let furnished, allowing tenants to move straight in.

Prices for properties at Knights Quarter currently start from £315,000 for a one-bedroom apartment. For more information on the available properties, please call 01962 679000 or visit the Knights Quarter site.

New partnership for £5.4m regeneration scheme in Sheffield

A leading regeneration and housing specialist has formed a new partnership to support the development of 2,300 homes in Sheffield, South Yorkshire.

Sheffield Housing Company (SHC) has appointed Esh Construction to deliver a development at Parson Cross which has a construction value of £5.4 million.

A collection of 44 two, three, and four-bedroom homes will be built at three sites located on Buchanan Road, Lytton Road, and Lytton Crescent. The properties, which are currently proposed for private sale, will help revitalise underused land, which has been vacant for nearly 20 years, following the demolition of old housing stock.

Steve Birch, interim project manager at SHC, comments: “It is great to forge new working relationships to help drive and deliver projects, as our programme of work increases. Esh Construction is well placed to create these developments with significant skills and expertise in this area.”

Stuart Leslie, divisional director at Esh Construction, adds: “We are delighted to have been awarded this contract and to be working with Sheffield Housing Company for the first time. This contract also marks the largest scheme Esh has won to date via the YORbuild2 framework, which is a fantastic achievement for us.”

“We will maximise the social and economic benefit for the community by supporting local initiatives, employing local and buying local – a core value which is very much aligned to that of Sheffield Housing Company.”

In addition to the new homes, Esh Construction will build associated access roads, footpaths, parking, and landscape works.

Work will start in late June, with the first properties expected to be completed at the beginning of 2022. The project is part of a wider programme of regeneration led by Sheffield Housing Company and represents the fourth phase of development which will see around 300 homes built in the next four years.

SHC has built almost 1,000 properties, of which around 8% are for affordable rent, delivered by Great Places; 20% are private rent, through Simple Life, and the remainder are for private sale.

The company’s entire development programme is currently benefitting from over £3 million in funding from Homes England and £1.5 million from Sheffield City Region.

Brand-new homes go on sale at Howden development

Lovell Together, the joint venture between leading national housebuilder Lovell Partnerships and Together Housing Group, is celebrating the launch of its latest partnership site as sales for Saddlers Grange go live.

Once complete, the scheme will offer 175 three and four-bedroom homes in the town of Howden, 131 on the open market and 44 affordable homes through Together Housing Group, with show homes due to be ready for viewings in early October.

Jade Banks, who heads up sales at the development, says: “Our developments have something for everyone, but being able to pinpoint their particular wants and needs efficiently is incredibly beneficial. This new development is going to create a fantastic community within the town and has already gathered high interest from prospective homeowners.”

Lovell Together aims to build 3,000 new homes across the north in the next five years to help tackle the housing crisis, with several other strategic opportunities currently in the pipeline.

Robert Adams, regional managing director at Lovell, adds: “We’re thrilled to have launched this brand-new development in Howden, which is a crucial part of the ongoing Lovell Together partnership, and we’re equally very excited to bring Jade onto the site. She’s had an incredibly successful couple of years in Doncaster and we’re looking forward to seeing her continue to thrive at Saddlers Grange.”

Kevin Ruth, deputy chief executive at Together Housing Group, comments: “We’re delighted to be working with Lovell Partnerships on this great new development in Howden. Through this partnership, we can increase the supply of high-quality homes for affordable rent in the area and help local people to find a home that’s right for them.”

The scheme is due to be completed in the next few years with the first phase of homes ready to welcome residents in autumn this year. A selection of three and four-bedroom homes have now been released, the Newbury, Tattenhoe and Southwold, all of which are detached houses with prices ranging from £245,000 to £375,000.

Magical homes set for construction on historical Harry Potter pub site

Dominvs Group is set to open a new dressed show home to potential buyers at its One Fox Lane development in Palmers Green.

The brand-new development in leafy North London has been transformed by Dominvs from a historic public house, The Fox, famous for featuring in the Harry Potter film franchise.

Offering 54 stylish, modern one and two-bed apartments over four floors, the scheme is perfect for young professionals and first-time buyers. The show apartment will open on June 26 and follows a spike in demand last year with over half of the new homes already sold.

The locally listed Fox public house appeared in Harry Potter and The Prisoner of Azkaban in 2004, as Harry travels through Palmers Green on the colourful night bus, making it a landmark for avid film fans. In 2015, it became the London Borough of Enfield's first Asset of Community Value.

It was constructed in 1904 with a distinct red brick façade with bays, arched windows, and Tudor-style dormer windows to the roofscape, sitting at the junction of Fox Lane and Green Lanes, the bustling high street.

Development – affordable homes, regen schemes and magical pubs

The collection of one and two-bedroom apartments 'offers high-quality specification at affordable prices'. Each home has a bright, open-plan layout, with either a private balcony or terrace. The residents’ amenities include the gym, private parking and bike storage, and a communal landscaped garden for relaxing.

The specification of the apartments includes fully-fitted kitchens with integrated A-rated appliances and sleek bathrooms with marble effect tiling. There is timber effect flooring to the hallway and living room, carpet to the bedrooms, underfloor heating, and 'elegant ironmongery' throughout.

Dominvs says it has designed the scheme sensitively to complement the Edwardian architecture of the existing neighbouring pub. The Palmers Green scheme is one of Dominvs’ latest residential schemes set for completion as the Group continues to expand its residential operation across London and the UK.

Husnell Ahluwalia, director at Dominvs Group, comments: “One Fox Lane is a beautiful location, and The Fox pub has become a local landmark with a long history that the local community are proud of. Throughout the development, we have ensured to redevelop this site in a way that is in keeping with the surrounding architecture, bringing the site back to its former glory.”

“Palmers Green is a great location for first-time buyers, offering urban living on the edge of suburbia, with fantastic transport connections while offering a leafy, village-like environment and bustling high street. This reflects the strong sales to date, and we look forward to welcoming our first buyers later this year.”

Dominvs Group acquired the site in 2018, with construction well underway and the scheme set to complete late Q2 this year.

The apartments at One Fox Lane are priced from £387,500 to £695,000 with Help to Buy available. For further information please contact 020 3797 6494 or visit www.onefoxlane.co.uk.
