Dev roundup – multi-million-pound schemes and riverside homes

It's a mini-roundup this week, with a multi-million-pound Leeds development nearing completion, and the first batch of homes at a waterside scheme in Walsall going for sale.

First look at new multi-million-pound development in Leeds

Homebuyers, investors and Leeds locals have been given their first glimpse of a new £23.3 million city centre apartment development as it approaches completion.

Scaffolding and site hoardings were removed following the topping out of The Residence, which sits at the very eastern end of Kirkstall Road.

The scheme by KMRE Group consists of 111 one, two and three-bedroom apartments, as well as two penthouses with large terraces and ‘stunning’ views across Leeds and beyond.

The ground floor of the development offers 2,400 sq ft of commercial space and there are also 25 parking spaces.

More than two-thirds of the homes in the 10-storey building, which are being marketed by Linley & Simpson with Morgans, are already reserved and KMRE has just launched a new website to showcase the development.

Visitors to the site benefit from up to date information about apartment availability, as well as full details on the development and its specification.

Kam Mogul, managing director at KMRE, says: “The Residence is progressing well and the topping out of the development, as well as the scaffolding and site hoarding removal, are significant milestones that have given people their first opportunity to see how our landmark building looks. The response from both our buyers and the Leeds community has been extremely positive.”

“The Residence will be the first development to complete on the Kirkstall Road corridor, which will soon benefit from hundreds of millions of pounds worth of investment and development that will create thousands of new homes and a vibrant community in the area. We’re extremely proud to be setting a benchmark with The Residence for surrounding developments to follow.”

Jonathan Morgan, from Linley & Simpson with Morgans, adds: “The scale, height and quality of The Residence have already made a statement in this part of the city as a number of other schemes are set to come forward.”

“Following the topping out of the development, buyers can now also experience the ninth and tenth-floor duplex penthouses for themselves. These are some of the most exciting apartments currently being built in the city centre and offer split level, open plan living areas with the bedrooms on the lower levels so that the living areas get the benefit of the generous roof terraces with city and skyline views.”

The Residence is an easy walk to the LGI and Law Courts which are 12 minutes away, the railway station is a 15-minute walk and Leeds University or Holbeck Urban Village along the canal are both around a 16-minute walk.

Apartments at The Residence start at £152,000 and the three-bedroom penthouses with generous south-facing terraces are priced from £463,000.

First homes at canal-side development in Walsall go on sale

National housebuilder Lovell and Midlands residential developer whg are celebrating the launch of Lockside – the first housing development of the organisation’s joint venture, Anthem Lovell LLP.

Located just one mile from Walsall town centre, the £44 million scheme sits on the site of the former Caparo Engineering works and features a range of two, three and four-bedroom properties.

The new homes have been carefully designed to sympathetically fit within their surroundings to create a new and exciting place to live.

Potential buyers can get a sneak peak of what their new home will look like by visiting a show home with similar design and specification options at Saints Quarter development in Wolverhampton.

Stuart Penn, regional managing director for Lovell, says: “There is a rapidly growing demand for houses in Walsall, not least given its connectivity to Birmingham, so we must think proactively about how we can provide homes quickly and how we can utilise stalled brownfield sites. Lockside is a key example of one such site that has been derelict for years but provided an ideal opportunity for housing generation under a brownfield-first approach.”

“We’re really pleased to have now launched this development. Although Lockside’s dedicated, brand-new show homes will officially open in the spring, exceptional demand for the site has allowed us to release plots early, which are currently available by appointment only via our neighbouring Saints Quarter marketing suite.”

“We look forward to continuing our work with whg to bring even more high-quality homes to the market in the West Midlands.”

Rebecca Bennett Casserly, whg’s corporate director of development, adds: “We’re really excited to see the launch of this new neighbourhood in Walsall. Lockside is in a great location and demonstrates how, through partnership working, derelict sites can be successfully transformed into desirable places of well designed, low carbon homes at a range of affordability levels.”

“Alongside homes for outright sale, the development will also include those for affordable rent and shared ownership, as well as a 50 apartment- wellbeing scheme for over-55s. Through this mix of tenures we aim to create a thriving, sustainable new place that people are proud to call their home.”

The launch of Lockside comes as Lovell has secured the sale of all released open market homes at its Saints Quarter development in Wolverhampton, which has also been developed in partnership with whg. T

he 151-home development includes 89 open market and 62 affordable homes, which were launched to the market in February 2020.

Penn continues: “Even amidst a turbulent market in the depths of a pandemic, we have secured the sale of all the released open market homes at Saints Quarter, showing a clear indication that Wolverhampton is a thriving city.”

“Both Lockside and Saints Quarter offer a mix of properties, ensuring that they not only meet housing demand in the region but do so at an affordable level to suit first-time buyers, second steppers and growing families – making Saints Quarter perfect to launch Lockside from as work continues on site at the former Caparo Engineering works site.

“Both developments also support our sustained commitment to improving the environment, Saints Quarter is located within easy access of transport links and electric vehicle charging points being added to all open market homes to promote more sustainable modes of travel for purchasers.”

Two-bedroom homes at Lockside are available from £187,500, three-bedroom homes from £222,000 and four-bedroom homes from £272,950.

The remaining two plots at Saints Quarter will go on sale next year, thus completing the full sale of that development.
