Three ‘striking’ apartment buildings sit on a raised podium above the RAD facilities on the ground floor, with the podium roof providing landscaped residents’ gardens designed by RHS Chelsea Flower Show medal-winner Exterior Architecture.
Coda, the 24-storey central residential tower located just moments from the River Thames, is designed by Pankaj Patel MBE of multi-award-winning practice Patel Taylor, a leader in Thameside architecture. The development provides private sale studio, one, two, and three-bedroom apartments and penthouses.
Inspired by Battersea’s Victorian mansion blocks, the two buildings on either side of the tower are six and 11 storeys, providing 169 homes for PRS apartments to be managed by A2Dominion.
The new show apartment, designed by London Design Group, is inspired by the movement, form, creativity and energy associated with dance. The stylish two-bedroom apartment is 790 sq ft in size with floor-to-ceiling windows and a private balcony. The inspiration of dance is embraced throughout the apartment, including the choice of organic shapes, as well as a colour palette of deep teal, blush pinks and bronze highlights, reflecting the detailed costumes worn by ballet dancers.
The open-plan living area offers substantial space for entertaining guests and the Poggenpohl kitchen features Corian worktops, integrated Siemens appliances, engineered timber flooring and a dining area.
Meanwhile, the master bedroom suite has a contemporary Poliform wardrobe and en-suite bathroom, all dressed with dance-inspired colours and expressive ballet-themed artwork. There is a second bedroom and family bathroom with a bathtub. Both the master bedroom and living area lead onto the private balcony.
Designed as a new landmark building for the Battersea skyline, the floors of Coda’s central tower are arranged as a series of folding terraces rising skywards. Avanton says this design provides each floor’s principal apartments with ‘penthouse-style’ qualities, including dual-aspect wrap-around terraces and feature bay windows with extensive views.
Every home features a private balcony or terrace with substantial use of glazing to maximise natural light and the scheme’s attractive views from the upper floors. There are less apartments on each floor as the tower rises, giving even greater exclusivity to the upper floor apartments and penthouses.
The north-facing homes provide dual-aspect views over The Thames, the east and west-facing homes provide feature bay windows and views over the communal landscaped gardens, and the south-facing homes provide views towards the City, Canary Wharf and south London. The tower’s façade is composed of glass and special textured aluminium cladding that looks like stone, with glass and metal balustrades and composite timber decking to each balcony.
The residential entrance to Coda is at York Place through a grand entrance lobby with 4.5 metre high ceilings, a statement pendant light feature, industrial-style Crittal doors and slab flooring inlaid with bronze.
What’s more, the scheme will have underground car parking spaces and a dedicated sub-station providing charging points for electric cars, as well as a car club providing two electric vehicles for residents to lease at their leisure.
Encompassing the ground floor podium is the purpose-built global headquarters for the Royal Academy of Dance, providing 64,000 sq ft of tailor-made space including seven dance studios, a curated dance library and archive, changing facilities and a 188-seat theatre for performances.
From their new headquarters, accessed from York Road, RAD is ‘committed to bringing the joy of dance into the lives of more people in Battersea, wider London and around the world through investing in bursaries, subsidised dance classes and delivery of wellbeing-oriented projects for all ages and abilities’.
On the roof of the podium sit the pair of communal courtyard gardens providing 18,600 sq ft of outside space. Zones will include a children’s play area, lawn areas for meditation and yoga and raised decking areas for reading. The plants chosen are optimised for bees and pollination and to encourage residents to relax year-round.
