Galliard Homes records sales success with 50% of Shoreditch scheme sold

London property developer Galliard Homes, along with joint venture partners Cain International, McCourt, Vanke and The Estate Office Shoreditch, have announced 50% of The Stage in Shoreditch has successfully forward sold.

The Stage is a £750 million transformation of the 2.3-acre site of William Shakespeare’s Curtain Theatre into a new mixed-use destination for London, bringing new homes and ‘world-class’ amenities to the area.

Set to complete in Q1 2022, the development is designed around a 1.28-acre public square, which will be boarded by 40,000 sq ft of mixed-use space including cafes, restaurants and shops.

There will also be four new buildings: a 37-storey residential tower providing 412 private sale apartments and penthouses, two office buildings providing over 257,000 sq ft of ‘blue chip’ commercial space, and retail premises at ground level, with a leisure and performing arts pavilion.

Located in the ‘crown jewel’ of London’s EC2, Shoreditch, the entire scheme will be 867,657 sq ft and is set to transform the surrounding area.

It will feature an existing 19th century railway viaduct located on one side of the square. The Victorian viaduct will be restored with the historic brick arches accommodating 9,000 sq ft of new shops, with the top of the viaduct landscaped into a park with a tea and coffee house overlooking the public square.

Galliard Homes highlights that the sales success it has seen is a testament to the scheme’s Shoreditch location, with the community home to the world’s third-largest tech hub, situated next to the City and the transport communications that the area provides.

Buyers have also been attracted to the development’s link to Shakespeare’s Curtain Theatre, which was visited by Queen Elizabeth I and King James I and where Henry V and Romeo & Juliet were performed.

The historic remains of the Elizabethan Curtain Theatre, dating back to 1577, have been uncovered some three metres below the surface of the development. The remains found during the dig have been carefully excavated, preserved and transformed into a cultural centrepiece within the development.

The purchases at The Stage have been a combination of UK and overseas buyers, all choosing to buy off-plan.

Galliard Homes says The Stage has also made significant construction progress. The 37-storey residential block’s frame is now complete to level 30, with the central lift and stair core installed to level 34 of the building.

The facade for the eight-storey office block is now 90% complete, with fit-out works in progress, while the development’s 12-storey office block’s steel frame and concrete works are complete, with its facade installation in progress.

The residential tower at The Stage will provide 412 luxurious studios, one, two and three-bedroom apartments and four-bedroom duplex penthouses, ranging from 416 sq ft to 2,434 sq ft in size. The interiors and specification will be produced by multi-award-winning interior designer Nicola Fontanella of Argent Design.

The upper levels of the tower will benefit from panoramic views of London’s skyline, with the 32nd floor offering a ‘sky juice bar’, lifestyle amenities, business meeting/hosting facilities and a double-height entrance foyer with a lounge, lift lobby and 24-hour concierge reception and services.

There will also exclusive lifestyle facilities, inclusive of a business centre with advanced IT business suites and boardrooms, a private 20-seat screening room with tiered seating, panelled walls and feature doors with inlay detailing and a fully equipped games and recreational lounge, as well as a bowling alley.

Along with these amenities, the brand-new Equinox Shoreditch will be located at The Stage, occupying three floors of the adjacent Hewett office building. The high-performance building will offer performance-driven lifestyle coaching, personal training, dynamic group fitness, private Pilates, yoga and an art cycling studio.

Residents of The Stage will benefit from a complimentary three-year fitness club membership to Equinox Shoreditch, arranged by Galliard Homes.

What’s more, visitors to The Stage Marketing Suite – located in the historic brick arches of the Victorian railway viaduct – can view two fully dressed show apartments by Fontanella. These apartments showcase ‘raw luxe’ interior design and secret service-inspired interiors.

Residents of The Stage will also benefit from strong connectivity, with London Underground services accessible from Shoreditch High Street Station, as well as mainline and Tube services from Liverpool Street station, which is a five-minute walk away from the development. Liverpool Street station provides journeys to Canary Wharf in six minutes, Tottenham Court Road in 11 minutes and Bond Street in seven minutes.
