The first phase of LUX* La Baraquette, the new waterfront resort in the port town of Marseillan by luxury developer Propriétés & Co, is beginning to take shape.

Designed specifically to suit a diverse range of budgets and lifestyles, the development has a collection of garden suites, apartments, and patio and waterfront villas that are available to purchase off-plan from as little as €300,000.

Luxury homes with designer interiors and picturesque locations often command a premium that make them unattainable to a number of purchasers. However, LUX* La Baraquette insists it provides superior interior designs whilst retaining a competitive entry price and a range of privileges, including membership to the development’s very own vineyard and Wine Academy.

The development is situated in the exclusive Occitanie (Languedoc) region, one of France’s best-kept secrets that is considered less travelled than Bordeaux and has far fewer tourists than Provence – retaining a sense of exclusivity. The area produces some of the country’s finest wines, benefiting from 135 miles of coastline and boasting six UNESCO World Heritage sites.

Sitting on the edge of the Étang de Thau, LUX* La Baraquette comprises 22 garden suites, 133 apartments, 30 patio villas and four waterfront villas. Each residence has been thoughtfully designed by award-winning Slow Life Architects from Barcelona, with interiors by internationally renowned designer Lázaro Rosa Violan.

These residences blend together the colours, textures and mood of the Mediterranean, delivering ‘the epitome of French elegance’ with sleek, modern comfort and convenience.

LUX* La Baraquette’s garden suites are the most intimate residences on offer and are generously proportioned, ranging in size from 538-914 sq ft, with grassed terraces framed by locally sourced stone walls and upper floor suites all equipped with private decked balconies and expansive views of the estate gardens.

The apartments range from studios to four-bedrooms, inspired by the traditional architecture of the elegant Winegrower’s Houses (or ‘Maisons de Vignerons’) of Marseillan and the ‘chic ambience’ of the neighbouring port-town. Apartments range in size from 667-2,421 sq ft and come with additional parking and storage areas.

Meanwhile, the patio villas are inspired by the architecture of the region’s farmhouses – blending traditional design with minimalist interiors. Each patio villa is built around a private walled courtyard with an expansive garden area, a private plunge pool and ‘stunning’ views from a large rooftop terrace.

Centred around a new hotel by LUX*, La Baraquette’s residents can enjoy VIP access to all hotel facilities, including its health spa, multiple restaurants and concierge. Additionally, they will have direct access to La Baraquette’s 11-acre vineyard and Wine Academy, which includes one-to-one harvest experiences, winemaking courses and personal wine storage areas.

The package also includes membership to La Baraquette’s Nautical Club, maintenance and housekeeping services, and purchasers have the option to reclaim 20% VAT on their entire purchase by signing up to the development’s management contract.
