Residential landlord Grainger plc has launched Brook Place, a brand-new residential development 10 minutes from Sheffield city centre and the first development in the city designed specifically for renters.

Now open with reservations underway, the landmark scheme comprises 237 modern new homes, with a mix of spacious studios, one and two-bedroom apartments now available to rent. There will also be an on-site service team and a range of amenities for residents to enjoy at no extra cost.

Each apartment comes complete with utilities, a selection of stylish furnishing options and fully integrated appliances.

Residents will also benefit from ample storage, super-fast WiFi (100mbps), a 24-hour gym and co-working space for those who work from home. The kitchen will play host to cooking events and classes, while the residents’ lounge comes complete with custom-designed furniture and a games corner with a foosball table. There is also a choice of three roof terraces and a podium garden for residents to unwind.

Grainger will provide on-site management on hand to assist residents, while the concierge desk means no mail or parcel will go unsigned for. Bicycle storage, underground car parking and a bookable handyman are also available. Tenancies can last up to three years through the landlord’s ‘stay as long as you want’ contract.

When future owners move in, they will be able to choose from two themed interior styles, with colour palettes inspired by the nearby Peak District. The ‘mineral’ option features blue and grey tones referencing the compounds found in stone, while warm copper hues and deep reds are incorporated in the second theme aptly called ‘earth’. Residents who choose a longer tenancy will be able to paint and decorate their apartment, adding a personal touch to their new home.

Rents at Brook Place start from £575 per month, with a number of promised add-ons and the planned benefits provided by the additional amenity spaces.

The launch of this large-scale, purpose-built rental housing – the first Build to Rent project to open in Sheffield – comes after the British Property Federation and Savills estimated there are close to 150,000 Build to Rent homes either in planning, under construction or completed across the UK.

Brook Place is just a 10-minute drive from the city centre in the trendy district of Sharrow Vale, which is known for its range of eclectic restaurants, independent bars, pubs and boutique shops alongside a local street market day held every other month.
