Investors eye up residences in Austrian holistic health resort

A selection of new Alpine residences in southern Austria are attracting the attention of property investors from all over Europe.

The Mountain Resort St. Lambrecht in the town of St. Lambrecht, located in the Austrian province of Styria, offers 22 modern Alpine residences with prices starting at €388,000 (around £350,000).

The residences are located at the bottom of the ski slopes of the Grebenzen Resort, allowing residents to ski in and out of their property.

There are two and three-bedroom residences available, each with a living area of 130 m2  and consisting of an open plan kitchen, living and dining room, bedrooms, bathroom, WC, optional sauna, large  terrace (of 40 m2) and garage.

The homes have been developed and are being marketed by Allea Group, which has a portfolio of developments in Vienna, Cyprus and Russia.

Located in an Austrian nature park, this investment opportunity is in an uncrowded and unspoilt area, representing an 'antidote' to city life. Owners will have access to holistic health and spa services and a full range of winter and summer activities.

Investors are free to decide how they use their property. They can either buy it for private use, or instruct the hotel management team to take care of renting it out. 

For British buyers, the nearest airports to the resort is Klagenfurt (in the winter season) which is 70km away, while there are also frequent direct flights to Vienna and Salzburg.

"The area is relatively undiscovered by the British but offers a peaceful retreat for those that enjoy nature and outdoor activities," says Marco Bonini, head of international sales at Allea Group.

The area has been the subject of serious investment in recent years, following an investment of around €300 million by the owner of Red Bull. The investment has been used on the Racing Circuit 55km away in Spielberg and to improve tourist attractions and restaurants in the region.

Resort owners and their guests have access to the facilities of the nearby Naturparkhotel Lambrechterhof which has an indoor swimming pool, gym, sauna, and spa. 

The hotel specialises in holistic health breaks for relaxation and recuperation that incorporates yoga, kinesiology, forest bathing and meditation.

The surrounding area is also a haven for outdoor adventure sports enthusiasts and nature lovers. In the winter there is a diverse range of activities to be enjoyed at the Grebenzen family ski resort.

There is also the option to ski in a variety of resorts using a ski pass that covers a total of nine ski areas nearby between Oberem Murtal and Semmering. 

Other popular winter activities include cross-country skiing and biathlon, sleigh riding and dog sledging, snowshoeing, ice skating/hockey/curling, ice climbing and rock climbing.

In the spring, summer and autumn there is the nature park Zirbitzkogel-Grebenzen which can be explored by foot or by bicycle. Nearby there are also trails for hiking and mountain-biking, lakes for swimming and fishing, places to play racket sports, paragliding, parasailing, horse hiding, wellness, spa and thermal hot springs.

Meanwhile, golfers are particularly well served with the nearest golf course just 7km away, with a further four courses within 30 minutes. For all year-round play, the St Lambrecht has a modern golf studio with the latest simulators that enables play on 200 international golf courses, a putting green and a virtual driving range.
