Towering achievement – Manchester BTR building 50% let in three months

More than half of the 350 apartments of a new Build to Rent development have been reserved since it was launched at the end of May.

West Tower at Deansgate Square in Manchester has seen all of its 72 one-bedroom apartments reserved, as well as a high proportion of the 234 two-bed apartments, 40 three-bedroom apartments and two out of four penthouses.

Accommodation at the 44-storey tower, which peaks at 201 metres, is 25% larger than the average city centre home in Manchester.

One-bedroom apartments average 560 sq. ft, while two-beds average 940 sq. ft and three-bed residences 1,200 sq. ft.

Rent starts at £1,095 per month for one-beds and includes access to a sports hall, tennis court, full-length swimming pool, cinema, rooftop garden and bar and business centre.

Apartment interiors include kitchen islands and wine fridges. There is also a lounge for residents with free internet and tea and coffee facilities. The entire building, meanwhile, takes a ‘pet friendly’ approach.

Manchester is changing fast, attracting new economy businesses and new people to work in them,” says Michael Howard, founder and managing director of urbanbubble, the agency managing West Tower under its BTR partnership with Legal & General.

urbanbubble’s research division UrbInfo suggests Manchester has a stronger pipeline of residential towers than Paris and Berlin combined. It says this is due to a forecast for city centre population growth of a third to 154,000 by 2022.
