South of Mallorca continues to attract eager buyers

With its close proximity to the International Airport, fast transport links and good sports facilities, Palma, the capital of Mallorca, has put the southern corner of the island on the radar of potential buyers in the last couple of years.

Llucmajor, the capital of the Palma de Mallorca region, is the largest municipality in Mallorca, located 15 km from the airport with a total of 16 towns and villages, boasting 45 km of coastline including the coastal areas of Son Veri, Cala Blava and S’Estanyol.

“Over the past five years, sales transactions have doubled and last year we saw an increase in sales of 6.5% in 2017,” Christina Deutsch, managing partner at Engel & Völkers Central & South, comments.

“We also witnessed a marked increase in the average price of property which is mainly due to the limited supply of property along the coast and increased demand.”

These latest findings come after Engel & Völkers previously cited Mallorca as one of the most popular destinations in the Mediterranean for foreign investors.

More property for your money

The main attraction for buyers – particularly from Germany, France, Spain and the Netherlands – is that they can get more property for their money. Prices for apartments start from €280,000 in areas such as Cala Pi, rising to €500,000 along the coastline at Son Veri Nou and Bellavista, where the exclusive designer hotel, Cap Rocat, is located.

Currently, villas and semi-detached houses are the most requested properties, especially in areas along the coast that have views across the Bay of Palma – including Cala Blava, Puig de Ros and Sa Torre. Average prices for villas beside the sea are €1.9 million.

According to Engel & Völkers, in 2018, the second highest sales price achieved in Mallorca was registered in Llucmajor – the capital – for €15.3 million.

Excellent facilities

Aside from being home to three golf courses – Golf Maoris, Son Antem and Son Gual – Llucmajor is also popular among hikers and cyclists, boasting six official hiking routes and 400 km of cycling routes. In addition, there are two marinas and sailing clubs in the region of S’Estanyol and Arenal where Olympic medallists such as Ben Ainslie have trained and competed.

Llucmajor has a weekly open market on Wednesday, Friday and Sunday and there is a wide range of stores and supermarkets, restaurants and beach clubs.

Deutsch concludes: “I have been telling my clients about the beautiful south for some time but in the past five years there has been a marked shift in market demand as clients are increasingly interested in this stretch of coastline where they can get more for their money than in other areas of Mallorca and still be close to Palma.”
