Clive Emson announces lots for June auction

Clive Emson Auctioneers has revealed that it is cataloguing a year-high 175 lots at its June auction.

The sale, which begins on June 11, is the fourth of eight sales taking place across five days in five venues during 2018.

“The growing shift towards more purchasers and vendors utilising our auctions is encouraging and we find we are offering ever more high-end homes and substantial blocks,” James Emson, managing director of Clive Emson Auctioneers, said.

“In this auction alone, we have a landmark mixed-use block in Dover listed at £3.5 million, a farm and land with planning in Sussex guided at £1.1 million in total and a splendid 16th century manor house in Hampshire up at £750,000.”

Emson said auctions succeed because all parties benefit from costs being transparent, while investors enjoy the stability and straightforward financial planning that this brings to any transaction, which also has the advantage of being binding.

“A trend we are currently noticing is a demand for versatility and flexibility, perhaps in the form of mixed-use commercial and residential properties or good quality development and investment stock,” he continued.

Portfolio holders, he said, are expanding their investments in 2018, monitoring and reacting to the latest trends, considering their options and attempting to predict the future and where the best places to invest might be.

Some of June's auction sale highlights are set to include a 'distinctive and substantial block' in Dover with four commercial units and 29 flats. With an estimated rental price of £318,440 per annum, it is listed freehold at £3.5 million. Great Thorndean Farm, near Haywards Heath in West Sussex, is offered in three lots, guided in total at £1.1 million. Two of the lots hold residential planning consent.

Meanwhile, the 16th century Bedhampton Manor – located near Havant in Hampshire – is listed at £750,000, although would require some significant cosmetic improvement and upgrading. Another lot expected to be popular is found in Chelmsford, Essex, where a mid-terrace city centre townhouse – spanned over four levels – has a £635,000 guide price, while a character farmhouse near the north Devon coast at Combe Martin comes to auction with a freehold price of between £500,000 and £600,000. The farmhouse includes six holiday cottages in 2.2 acres worth of land.

Clive Emson holds a regional auction at five locations every six weeks. The fourth sale of 2018 takes place in June, starting at 11am, at the following venues:

Essex & North and East London – Monday June 11 at the Chelmsford City Racecourse, Chelmsford.

Kent & SE London – Tuesday June 12 at the Clive Emson Conference Centre, Detling, Maidstone, Kent.

Sussex & Surrey – Wednesday June 13 at the Hilton Brighton Metropole, Brighton.

Hampshire & Isle of Wight – Thursday June 14 at the new venue of the Solent Hotel at Whiteley, near Fareham.

West Country – Friday June 15 at the St Mellion International Resort in Saltash.
