MGM French Properties’ top up-and-coming French Alpine resorts

With the 2018/19 ski season looming and an increasing number of buyers looking at French Alpine property, MGM French Properties shares which locations are on the up and the best for investment.

For those looking for a small dual-season resort, MGM presents Samoëns as a savvy choice. Designated as a ‘ville fleurie’, Samoëns is renowned for its stunning landscapes year-round. The village offers a wide variety of summer and winter sports and is full of historical and cultural attractions. The resort is also known around France for its botanic garden, Jaÿsinia, which houses 4,500 types of Alpine flowers.

Nestled in the centre of this town is Résidence Alexane, close to the Grand Massif Express, which provides access to 265km of connected ski runs. The development’s two chalets each comprise of 13 one to four-bedroom apartments which are designed to blend into the surrounding alpine scenery.

Résidence Alexane features hotel-style facilities including an indoor pool, fitness suite, gym, sauna, jacuzzi, steam rooms and spa. The homes are available to purchase off-plan under leaseback agreement now – ahead of completion at the end of this year – with one-bedroom apartments available from €245,834.

According to MGM, another one to watch is Tignes 1800, a relatively new resort which first opened in 2013. One of the larger resorts, this location boasts a more tranquil atmosphere and proves popular with families. It’s also in close proximity to central Tignes and other larger resorts for those seeking après-ski and other nightlife.

The Espace Killy resort, named after famous French skier, Jean-Claude Killy, links directly to Tignes and is located in the Tarentaise Valley, Savoie. The 300km of pistes includes 44km of cross-country area, 22 green runs, 61 blues, 46 reds and 25 blacks, bringing variety to experienced skiers.

Le Lodge des Neiges, is MGM’s ultimate ski-in-ski-out development, with opportunity for both outright purchase and leaseback in the same development. Located right on the slopes and just above the gondola in Tignes 1800, Le Lodge des Neiges features an indoor swimming pool, children’s paddling pool, sauna, steam room, hammam, whirlpools and private gymnasium.

Prices range from €250,000 for a one-bedroom apartment as a leaseback purchase, and €425,000 for a two-bedroom apartment as an outright purchase. The apartments are set to be complete in Q4 2019.

Lastly, on the outskirts of Chamonix rests Les Houches, which offers excellent value for those seeking the thrill of Chamonix at a lower price point. Les Houces is located just six kilometres down the valley from the skiing capital, and the area comprises traditional mountain hamlets and a relaxed, community atmosphere.

Central Chamonix is accessible in under 15 minutes via regular train and shuttle bus links – perfect for exploring other areas of the valley. There are multi-zone ski passes available which cover both resorts, with some giving access to sections of the Mont-Blanc in Italy and Switzerland.

The Chalet Délys development is situated just 200 metres from the Prarion Gondola and is within easy distance of the Bellevue ski lift, offering excellent slope access for avid skiers. The apartments are well-sized, with floorplates ranging from 60 sq metres to 188 sq metres. The outright purchase homes come unfurnished but with fully-fitted kitchen and bathrooms – giving the buyer an opportunity to personalise the space.

The large private balcony or terrace which comes with each home will offer panoramic views of the Mont-Blanc mountain range. Properties at this development start from €430,000 for a two-bedroom apartment, and the development will be ready in Q4 2019.

Richard Deans, sales manager at MGM French Properties said each resort ‘represents the incredibly diverse offering of the French Alps as a whole’, where great investment opportunities can be found to suit every taste of the buyer.
