An estate agency is offering a ‘once in a lifetime opportunity’ to buy the former ground of Flixton Football Club.

The six acre site of brownfield land – which includes a football pitch, freehold buildings and leasehold land – is being sold by Hyde Estate & Letting Agents for £1.25 million. 

The ground, home to Flixton FC from 1960 to 2012, had also previously been used by Manchester City Ladies, local Sunday league side Republic of Flixton and Northwich Victoria FC.

The site, which is described as a ‘unique investment/development opportunity (subject to the usual planning)’, includes a new 7,000ft club house, an old 2,000ft club house and 500ft changing rooms.

The buildings are all freehold while the land is leasehold with a remainder of 70 years. Hyde Estates has requested if Trafford Council would further extend the lease or sell the freehold and currently await their response. The new(ish) club house was opened by Sir Alex Ferguson in 1995 and had a build cost of £500,000. It is a two floored building, with a large function room (including a balcony overlooking the pitch), bar, meeting rooms and an apartment.

In addition to the new and former club house, there is also a carpark, stands, a large grass area (currently unused but previously a training pitch) and the changing rooms.

It is located in a residential area backing on to the River Irwell, with intu Trafford Centre, Trafford General Hospital and other local amenities situated nearby. There is also a wide range of local schools, four National Rail stations in close proximity and strong motorway links provided by Manchester’s Outer Ring Road (the M60) and the M62. Manchester itself is a 28 minute drive away, while Salford – home to MediaCityUK and The Lowry – is 18 minutes by car or 45 minutes by train.
