Fresh from his keynote speech at the Landlord Investment Show last month, property expert Kam Dovedi shares his five property predictions with Property Investor Today.

Prediction 1: We are already experiencing a downturn in the market – 2018 is the year this will become a lot more apparent.

In fact, real estate firm JLL forecasts that prices will only rise by 1% this year compared to the 2.7% increase witnessed by investors in 2017.

Prediction 2: There’s a myth in the professional property industry that history doesn’t repeat itself. My view is yes it does. The looming uncertainly around Brexit and how this could affect the UK housing market could lead to a crash similar to that seen in the last recession.

Prediction 3: The property investor landscape is changing. Amateur and speculative investors will leave the market. However, more resilient professional investors will not be deterred and will stay.

Prediction 4: Although the collapse of Carillion signals this downturn, the UK property
market remains resilient and will continue to grow over the medium to long-term.

Prediction 5: You will need to know the correct niche strategies that will work for you in 2018 and beyond in order to be successful in this challenging market environment.

*Kam Dovedi is a property expert and educator who has been in the industry for 28 years.

His next scheduled appearance will be at the Property Investor Show on April 20 and 21 at ExCeL London.
