Research reveals what student tenants really want

Private student rent has remained at an average of £100 to £119 a week for the second year running, according to a new report carried out on student accommodation.

The state-of-the-sector research – put together by Glide Utilities as part of its fourth annual “What Students Seek” report – revealed that 72% of students pay between £80 and £139 per week.

Understandably, this varies by region - with the location of a university a key factor in determining how high rents are. In London, for example, 15% of students shell out over £200 a week in rent, while in the North East it's a totally different story; 69% of students in this region pay less than £90 a week.

While 45% of those surveyed said their rental property represented good value for money, 36% think the opposite.

There were a number of other findings, too. On average, students live with four other people, while 39% share with five people or more. However, 48% said they would rather live with just two or fewer people in their next property when asked how many people they'd like to live with in an ideal world.

A fast broadband connection, meanwhile, is the most important consideration for students, closely followed by a good amount of storage space, double beds and a bills inclusive method of renting. By contrast, having a TV is now seen as the least important factor by 60% of students when it comes to rental accommodation.

The report also revealed that the majority of students are happy with the way their property is being managed. Nevertheless, while 57% shared this view, a further 23% felt negatively about the way their accommodation is handled, citing poor communication, poor upkeep of the property and a lack of response regarding maintenance issues as the major problems that need addressing.
