Irish developer targets UK property investors

With four of the eight luxury houses in a new exclusive development in Kenmare, County Kerry in the South West of Ireland, still remaining for sale, the developer behind the scheme is hoping to offload the remaining units at the Property Investor & Homebuyer Show, which opens tomorrow at London’s ExCel.

The four-bedroom homes at Beechwood Grove, a private countryside setting just outside Kenmare town, are currently presented as ‘ready to decorate’ with prices starting from €350,000 (£297,140), enabling investors to put their own stamp on the property.

The housing market in Kenmare is generally popular with buyers looking to purchase a holiday home or investment property due to its location, views, lifestyle and proximity to larger towns and airports, according to Jessica Dennison of Arco Properties, the firm behind the new development.

“Prospective clients can be sure that if they purchase here they will be making a sound investment,” she said.

Ireland offers tax relief on properties that have been the principal residence of the owners. If sold after one year the property is exempt from capital gains tax.

What’s more, given that and the surrounding area is a popular tourist destination, there is a relatively good rental market in the local area, Dennison said.

She added: “The long term rental market in the area is taking off and if property owners wish to rent their property they will definitely not be disappointed.

“The average house of this kind can achieve up to €1,500 per calendar month or a weekly rent of up to €1,400 at peak season as a short term holiday rental.

“We are looking forward to meeting all potential buyers that wish to visit our stand number 205 and discuss our exclusive development.

“We are confident that our properties will be well received.”
