For those who dream of living in the historical magnificence of a luxury Georgian manor house built on grounds once owned by the High Sheriff of Leicestershire in the 17th century, you’re in luck.

If a bid is successful at the next SLD Auctions Graham Penny auction in Derby on September 21 – the company’s biggest auction in the city in over a year – the lavish property will be passed on to a new lucky owner.

Apartment 7, also known as The Dance, is a 2,500 sq ft two-bedroomed luxury situated in Coleorton Hall Estate on Constable Way, Coleorton. Located two miles from the market town of Ashby-de-la-Zouch, it has a guide price of £295,000+.

“This is a very rare and exciting opportunity to be part of an exclusive, private and historical estate,” Robert Stone, senior valuer at SDL Auctions Graham Penny commented. “The lucky owner of resident of this apartment can live the high life and impress friends in a regal setting within 47 acres of landscaped grounds, with outstanding views over Coleorton valley.”

Known as one of the largest 12 luxury apartments within the Grade II-listed manor house, The Dance has its own private balcony over the portico entrance, adorned with a tree-lined sweeping driveway.

Stone added: “The estate, originally acquired by the Beaumont baronets through marriage in the 15th century, was lived in by Henry Beaumont, High Sheriff of Leicestershire, knighted in 1603.”

“It passed down through the family to Sir George Beaumont, who commissioned architect George Dance the Younger to rebuild the old manor house in 1804.”

Named after the architect, The Dance maintains the charm of its period, featuring moulded skirting boards, high ceilings and original single glazed windows, and is accessed via the principle staircase off the main reception.

There are 75 lots at the Derby auction, making it the largest in the city since June 2016. The auction takes place from 11:30am at Pride Park Stadium in Derby.

Stone expects interest to be high in The Dance and other fascinating lots, advising bidders to arrive early if they want to obtain a seat.
