Plans have been approved for the construction of 2,750 new homes, as part of a new community development in the West Sussex district of Horsham.

Horsham District’s full council decided to give the plans the go-ahead after concluding that the scheme, which will also feature a new business park of 46,450sqm, will deliver an estimated 4,000 new job opportunities and 825 new homes specifically allocated to meet local needs.

The project will also include a number of extensive facilities and services, which form part of an overall infrastructure and community benefits package of around £50m. This will include a new school campus comprising a primary and secondary school, as well as provision for early year’s education and children with special needs. In addition, there will be a multi-use community centre, shops, health facilities, sport and recreation amenities and public open space.

Geoff Smith, director of planning at DMH Stallard, the planning consultancy working on behalf of Liberty Property Trust, said: “DMH Stallard have been providing planning advice to Liberty Property Trust for a number of years, leading to this site’s inclusion in the Horsham District Planning Framework as a mixed-use strategic allocation. This planning decision is a major step forward in this vision becoming a reality.”

The outline planning application does not include certain “reserved matters” – details such as landscaping, layout, appearance and scale. These details will be submitted for approval under separate “Reserved Matters” applications.
