Investors are being offered the opportunity to invest and make ‘great returns’ from property developments, online, at the click of a button, with opportunities starting from as little as £1,000.

Whether you are an individual investor or acting on behalf of a business, you can view and invest in property projects through Fruitful Homes with an average return of 33% a year achievable, according to the firm’s founder and CEO Luke Barnes.

“Using our modular factory development process, Fruitful Homes are able to accurately project investors returns, while making beautiful, sustainable homes affordable for everyday people and helping to solve the UK housing crisis,” he said.

Fruitful Homes, which is registered as an alternative investment fund manager with the Financial Conduct Authority, has created a platform that enables anyone to invest in property development projects online. 

According to Barnes, before any of the projects go live, they go through a rigorous planning process, which includes sourcing and negotiating a deal on the plot of land, conducting market research to ensure there is strong demand and continued property growth in the area, undertaking the relevant surveys on the land, designing the properties and development site, obtaining planning consent, and securing leverage finance.

“Once this [due diligence] process is complete, we list the project on our site and enable anyone to invest in the project’s equity and receive the majority 75% share of net profits,” Barnes added.

He continued: “Our current project has an estimated return of 50.38% over an 18 month period. The average net yield per annum is 33%. 

“Each project is structured through a special purpose vehicle (SPV), ring-fencing it from Fruitful Homes and all of our other development projects. When making an investment, investors purchase the beneficial interest of shares relevant to their investment.”

Fruitful Homes will be exhibiting at the Property Investor & Homebuyer Show, the UK’s most comprehensive property exhibition, which takes place at London ExCeL this week – 28 & 29 April – and is free to attend. 

Looking ahead to the show, Barnes commented: “We’re exhibiting at the property investor show as the delegates are our target clients – both individuals and institutions who have an interest in making high stable returns from property.

“Our platform enables them to diversify their portfolio as our minimum investment is just £1,000 with no maximum limit.

“Our goal is to open up the high returns from property developments to anyone, which also enables Fruitful Homes to undertake more and larger projects.

“Our mission is to make beautiful sustainable homes affordable for everyday people and help to solve the UK housing crisis.”
