I’m a property investor and developer working in the commercial sectors. I work with some of the UK’s leading operators including Tesco, McDonald’s, Starbucks and Busy Bees.

• What is The Harkalm Group?
The Harkalm Group is a property investment and development company specialising in retail, roadside, food stores, and education. Founded 20 years ago, the Group has built a strong reputation for speed, reliability, value creation, and long-term partnerships.
• How do you help landlords and property investors?
We are landlords, property investors, and developers. We acquire buildings or land and, using our expertise in planning and construction, regenerate and redevelop them. We also purchase income-producing assets or create new investments through development.
• What services do you provide?
Our core sectors are roadside, foodstores, and education. Within these areas, we acquire properties on behalf of operators and tenants and, where required, develop them to specification. A key strength of The Harkalm Group is leveraging our extensive network to unlock opportunities for acquisitive operators. We also provide sale-and-leaseback solutions and remain active across all aspects of property investment and development.
• Does The Harkalm Group benefit tenants, too?
A significant element of our business is supporting tenants, whether through acquiring new premises, purchasing going concerns, or structuring sale-and-leaseback transactions. With high borrowing costs, this approach enables operators to release capital for reinvestment and growth. For example, last year we completed several sale-and-leaseback deals with a children’s day nursery operator, freeing up funds for refurbishment, expansion, and new site acquisitions. As a one-stop property solution, The Harkalm Group provides tenants with a flexible and efficient way to grow in multiple ways.
• What is your greatest achievement in your current role and what made it so special?
Winning the 2025 Education Investor Award. We only entered the education sector five years ago and to be given this prestigious award against established competitors with much bigger turnovers was an incredible honour and a credit to our team.
• What is the most satisfying part of your job?
Seeing vacant plots or buildings brought back to life to make a tangible contribution to improving lives of local communities.
• What do you see as the biggest challenge facing landlords at the moment?
One of our greatest current challenges is the uncertainty and lengthy timescales involved in achieving planning permission. Looking ahead, potential government reforms on rent reviews -and their ongoing impact could significantly influence investment markets.
• What is your property prediction for the rest of 2025 and start of 2026?
For The Harkalm Group, the last quarter of this year will be particularly busy as we are currently on site with four developments. We also have a strong pipeline of acquisitions scheduled for completion in 2026. Looking at the wider market, I am hopeful that interest rates will continue to fall, which should stimulate activity across the sector and encourage continued investment in UK property.
