CKD Gailbrath, Scottish specialist in the sale and management of country estates, claims that a new generation of estate owners could be about to come to the fore.
 
A selection of estates now on the market, offering agricultural, residential, sporting and renewable possibilities for prospective land owners, can be bought for around £1 million. Whereas in the past most estate owners would have hailed from generations of the same family, that’s not necessarily the case now. Instead, they may be self-made individuals or entrepreneurs from all over the world. These smaller, more reasonably priced estates now coming to the market in the Highlands and Islands are paving the way for a new type of estate owner.
 
On the Island of Rousay, Orkney, CKD Gailbrath has recently brought Trumland Estate to the market. An historic residential and sporting estate, it is on sale for offers of over £950,000 and covers some 1746 acres (707 hectares). Included in the sale is Trumland House, built to the design of David Bryce in 1873, three estate cottages and a former coach house. There are also various sporting and sailing opportunities available on the estate. 
 
Elsewhere, Tibertich is a small amenity Estate in rural Argyll. It includes two holiday cottages, a four bedroom farmhouse and around 295.4 acres (119.5 hectares) of land. It has excellent sporting potential, 98.8 acres of broadleaf woodland plantation and fishing rights on Lochan. It is going for offers in the region of £675,000.
 
“Many people would love the challenge and rewards that being a Scottish estate owner entails, however most believe that owning a piece of Scotland’s natural heritage is well beyond their means,” said John Bound, head of estate sales for CKD Gailbrath. “Although estate management is costly in terms of time and finances, small estates are often affordable and can provide additional income through holiday and sporting lets.”
 
According to Bound, most of the estates are in need of some investment to turn them into income-generating, well maintained properties. “They offer the buyer something more than a straight forward residential home; you are purchasing a part of the countryside which comes with a level of responsibility but for those prepared it can give endless rewards,” he concluded.
